The brochures that I got says "guarded community, guarded entrance". Confirmed by sales there. If it is gated and guarded, be very sure Mah Sing shout loudly in the brochures. A lot of those boomgates put up in old developments also call themselves guarded. The management is very important after handover. Otherwise, the place will be a mess.
The best is "gated and guarded with STRATA titles." This is the only TRUE gated and guarded" because the running of the JMB will be under the STRATA titles act. You are required by law to pay management fees and outsiders can be LEGALLY prohibited from entering the compound. Also, no alterations can be done to the house facade for true g+g. |
