I always believe that LDP is much more crazy than Federal Highway. Both are super jam but there were times, LDP I was unmove or brake pull brake. While Federal is improving and I regularly using it now espcially morning so far so good.

My most hectic was when I stay in Puchong, the toll during working hour was seriously craziest.

Owners nowaday are very smart and educated, once they know their property can value at 1mil, they trying to ask 1.2 - 1.4 mil and find some unrealistic asking price against the market price ...

I think for Zest, only some owners are asking at RM 460-480 psf since months ago ... not all ... the right transacted market is still beyond and now finally reach RM 400 psf, unless there are a lot of > RM 420 psf that I do not know ... The worst argument could be the rental of RM 2,500 basic unit is really unrealistic ...

Btw, bro, what do you think of expected demand for 3 storey Kinrara Residence against it 2 1/2 storey ?

sorry for late reply, but the house n build quality is the same as other 3stry link in kinrara residence. no keys yet & no developer does not allow buyers to go in to units.

How much the asking price now compare with Emerald DSTH intermediate.

I not sure Emerald had how many phases but I know few of the previous buyers bought at RM 650k+

Quite impress with both Sapphire and Emerald workmanship but price tag too high.

Unsure whether the market is good bcz most owners asking higher than bank valuation.

Whatever in Bandar Kinrara stretch from AH Forest till Bukit Jalil / Alam Sutera.

I personally like KR concept but prefer location of BK 8 and BK 9, then BK 6.

What is the best comparison with KR in terms of G+G and F+G security in area of Puchong stretch to Bukit Jalil??

I dislike the RA founding bcz like nkhong kor said, its hard to please every owners to unite together to pay and work together. It could be destroy all the good and hardworks if the maintenance is not done properly or not all residents stand to support the form of RA.

I prefer Item No. 5 and 6. Its okay whether it is Gated or Fenced, but make sure with Guarded with RA and DMC to protect every buyers interest. Hmm, clubhouse maybe a bonus for but not that priority for me.
