It's not G&G. It will be fenced up and guarded. The reason cannot gate is because it's an individual title. Once a RA is established then G&G can be implemented as long as majority of owner voted to the idea.

For 2 and 21/2 buyers, my understanding was those that opt for upgrade package will get different layout (bigger built up and toilet moved) thus there's a new to undersign the layout portion

Can I know how much is the stamp duty for SPA and MOT? Are they the same?
I know I got to pay the stamp duty but I am not sure how much. Btw, my unit is 2 storeys (RM526980) |

Exactly!
But at least right now we'll have a clue of the material that they will be using. The material used in the show house for Semi-D is a reflection of what will they be using for 2 and 2 1/2 storeys. And it seems to be... well low quality. Honestly I was disappointed when I visited the show units last week (the unrenovated one). |

Hi krgia10,
Yes, I opted for the upgrade after doing some calculation on my own. Things like additional 200sq feet + so called higher quality tiles + different layout (toilet move to a 'better' position) probably cost about the same or more. |

So you didn't opt for the upgrade?
I was not so keen of the club house too... used to stay in condo but seldom use the facility. But getting old already so maybe this will force me to 'exercise' a bit lor. Btw, have you sign the latest SPA with the license and advertisement number included? And your unit is? |

Actually I am also confuse where is the 200++ sq ft from... if my memory serve me right, the balcony from MH's design is probably about 6ft X 6ft = 36ft. I don't think the extension in the Master Bedroom is 172 sq feet is size(which is like about 1/3 of the bedroom 2)

Agree. Spec too low for > 1 mil plus properties especially if compare to Melodi's built.
