Checked wif KR SA, u muz apply M club membership by yourself (not automatic). Not sure if it is true, u can call their main office to find out more..... According to their website: "The Member will be issued an M Card for use in connection with the benefits and privileges under the M Club™ Programme after the purchaser has executed the Sales & Purchase Agreement (SPA) and has paid no less than 20% of the purchase price of the Mah Sing Property"

2-storey Semi-D = 1,745,800 (rebate 30k)
3-storey Semi-D = 1,898,800 (rebate 40k)
2SSD left last row and it is 40 x 89 (not 40 x 80), longer backyard.
The new 3 SSD has a space 4500 sqft (if not mistaken) vs. the current one wif 4118 sq ft wif a price diff of 2.1 vs 1.9 (about 200k diff). This is roughly RM500 per sqft for the additional space.......
actually, it's still very cheap.
alam sanctuary, a boutique development in seri kembangan, 5 mins from kinrara residence when the lestari perdana link road is opened is already selling its semi-d at rm1.25 mil. of course, waht alam sanctuary is lacking is it's w/o clubhouse.
kinrara residence has all the potential to hit above rm2 mil for its double-storey semi-d.
