The run-up in asset and commodity prices for the past two years has created massive wealth and income generation for the country. We estimated that both the residential property and equity markets have generated RM400bn of additional wealth for households since 2009. The run-up in commodity prices has also resulted in additional windfall income of RM15.7bn for smallholders over the period of 2010 & 2011.

 Our calculation shows that the estimated wealth and income effect on GDP is approximately 2.5% for the next three years or equivalent to 0.8% per annum should asset inflation is sustained modestly into 2012.

 Our studies suggested that households possess healthy balance sheets with room to gear up and capability to withstand potential shocks. The results also revealed that higher spending (income) group will tend to spend more on transport, medical, education, communications and discretionary items.

 We expect BNM’s modest tightening stance to support an environment for consumption-led growth reinforced by wealth effect from asset inflation.

price is still relatively affordable although inflation has shot up many folds.

heard last price for 2-storey semi-d has reached rm1.89m but still people are buying. believe many are buying for own stay. hence, very sustainable.

Lai Meng, the best Chinese school in KL is moving from Jalan Ampang to Bukit Jalil. Class commencement targeted 2013.

KR & surrounding properties will boom like mad, like crazy, like nobody's business as people will pay premium for the children's education including finding a residence nearby.

Bukit Jalil/Kinrara is set to soar. KR can easily fetch RM2mil - RM3 mil now.

heard that kr bungalow will be launching at rm3.3m.

bk double-storey detached is starting at rm3.9m.

so it's still very much cheaper than bk but leasehold.

should i go for bk or kr?

If these two residential development's land bank belong to abandon projects developer like Lestari Perdana or Desaminium Park as u mentioned, then the chances to revive & re-develop the projects are pretty hard...!
Most probably the development will start from the land next to Kinrara Residence, because it can be quoted as Kinrara project, but anyhow all these project it take 5 to 10 years to become reality...

that's why foresight is very crucial! in 3 - 5 years, not 10 years, it'll boom like crazy because you can imagine the human traffic of bukit jalil, puchong, seri kembangan & cyberjaya/putrajaya combined will provide the biggest catchment in klang valley.

market sentiment not good, mah sing reduced it to rm2.75 mil.

now, they're thinking of selling at rm3.3 mil.

overall, still cheaper than i&p bk starting at rm3.9 mil.

market sentiments have improved tremendously as bursa is doing extremely well. many make so much money from msm & armada.

Price as of last Saturday (13 August 2011):

2-storey Semi-D = 1,745,800 (rebate 30k)
3-storey Semi-D = 1,898,800 (rebate 40k)

2SSD left last row and it is 40 x 89 (not 40 x 80), longer backyard.

The new 3 SSD has a space 4500 sqft (if not mistaken) vs. the current one wif 4118 sq ft wif a price diff of 2.1 vs 1.9 (about 200k diff). This is roughly RM500 per sqft for the additional space.......

actually, it's still very cheap.

alam sanctuary, a boutique development in seri kembangan, 5 mins from kinrara residence when the lestari perdana link road is opened is already selling its semi-d at rm1.25 mil. of course, waht alam sanctuary is lacking is it's w/o clubhouse.

kinrara residence has all the potential to hit above rm2 mil for its double-storey semi-d.

another alternative is to buy mah sing shares which many research firms have give a target price above RM3.00 per share but buy at your own risk.

A highway linking Kinrara, Serdang and Putrajaya with seven interchanges, is in the pipeline.

The 17km Serdang-Kinrara-Putrajaya Expressway (Skip) will have three main toll plazas and two on the ramps.

The highway, which starts near the Giant Hypermarket in BK 5a in Puchong, will pass by the Ayer Hitam Forest Reserve and head towards Taman Lestari Perdana. From this point, the highway will be split into two directions.

The first will go through Taman Putra Permai and eventually connect the South Klang Valley Expressway.

The second will connect Taman Universiti Indah and Sri Sedang and then link to the Besraya Highway.

Its concessionaire and the Malaysian Highway Authority briefed the Subang Jaya Municipal Council (MPSJ) last week.

MPSJ councillor Ng Sze Han said the council welcomed the project that would reduce traffic jam in Jalan Besar, Serdang, and part of Damansara-Puchong Highway (LDP) in front of the IOI Mall in Puchong.

that's why mah sing as a developer has the muscle, resources & connections to enquire from the relevant authorities & to make an explanation to the purchasers - part of csr mah!

not everything is about p&l leh or bottom-lines!

mah sing staff has been monitoring this. please escalate to your senior management.
