I grew up in sgway... for the past 20 over years I stay in sgway...i don't think that area worht RM1000/sqft, some more is LH ...this is mont kiara pricing, and mont kiara is freehold + have expat, international school....this area ? now full of indo and sabahan , sarawakian in sgway , my house there rented to western digital for the past 7 years...every years getting more n more sabahan , sarawakian n indo moving in sgway...now the whole village became kampong sabahan....my unit rented to WD, there are >70 ppl staying insides, ad not only my house, in fact the whole sgway, nearly 70% of the house owner rented out their house...why? becoz it is already not good for staying....all indo + sabahan...n yet, rented to WS get good offer rclxms.gif some of my neighbour collection 8-10k rental for a 4000-5000sqft size house. why not ? haha....better rented out, and buy other better location...

so, come this mahsing icon city...huh, if it is priced reasonable, i maybe will look at it, that day when I go the sales office, the sales girl approach me... talk like this project is only heaven have it, can't find any on earth...I ask her, why selling RM1000+/sqft, she says...becoz mahsing ma...and good location, i replied, my friend just bought 1 unit condo in mont kiara, freehold, better location ( with all expat neighbourhood, international school...etc) just RM1000 -+....this area behind is a big n ugly longkang ( drainage ) n cheap single storey link house, and sgway full of indo... guess what, she don't know how to reply my question...n all the staff there , even the bank officer there look like so lanci when i ask them question, seem nobody want to entertain me, maybe i just wear t-shirt + short pant + slipper n walk-in....they look at me from bottom to my head...seem that i m not able to buy any unit there....

this kind of salesperson is really unprofessional..... i remember last 2 week i walk into SHC seringing sales office, also walk in wearing t-shirt, short pant + slipper...but the salesgirl there provide a very good service, and entertainment me very politely n with good smile....

if i were to buy, i g back , i will not look for those lanci salesperson...my friend who bought 4 unit verse suites in mont kiara, oso wear slipper + short pant like me, who can guess his pocket actually nearly 20m worth of property n cash ? those unprofessional salesperson only like those white collar walk-in customer, dress very nicely n formal.... my office have a few U graduate dress the same, all work for me ...and I don't need to work, so why i need to dress like a white collar ? wtf...really hate those dog eye look ppl down...

they are my tenant , I know well. not to say say low class, I never tend to insult anybody here, but to pointed out the fact and real situation in sgway now. every time when I go inspect my house, u know what ? they just simply throw the " sanitary pack " into the toilet bowl... mad.gif



The room and living room is like a mess, now even the road outside the house along the whole sgway village become dirty and found all the rubbish every where,and they throw the rubbish directly into the drainage. they like to eat and throw all the plastic bag every where..and when the walk along the road, u will find your hard way to drive your car through, u guess what..they are all holding hand by hand walk like a crab....people say 打横行 ( walk horizon and block the whole road ) if you hon them, they will walk even more slowly pretending never see u...

and u can simply saw many of them wearing sarong walking and sitting in front of the house... some like to sit in front of the house dating with the lover from other place...and had been a lot of cases there, where WD send some of the top management staff come and inspect and prevent them for having affair with outsiders...

so, if you are paying RM1000/sqft , you like this kind of neighbourhood ? I don't mind if i m just paying Rm100/sqft...but now we are talking RM1000/sqft...and some more LH property.

just my 2 cents...if you don't familiar that place, better go investigate yourself there... I stay there for the past 20 over years, and every week go there for inspection of my house. ( try go in evening n you will see more fact )

i never look down anybody, but I say it is not good for staying with them at that place especially paying RM1000/sqft,read my comment properly upper. if u are not the owner there n u can't feel what i trying to share. i dont mean to insult anybody, but pointed out , think twice b4 invest for a RM1000/sqft neighbourhood. this is what i intent to share with you guy. nod.gif

to be fair for icon city, no doubt, if Mah Sing can plan the whole township accordingly ( as their plan in the master plan, especially the claimed 200m value of road ) this project might be another mid valley. well who knows ?

IF, MS can not fulfill what is say ( the 200M raod, can not built accordingly and can not get approval, at the mean time they can not guarantee it is approved by authority ) then it will become something like the opposite project !

my uncle got a few unit in dataran mentari , some where near the low cost flat there...now 80% of the offices are empty...no ppl want to rent....rental is RM800 for a 750sqft , with toilet office suite.

becoz, it has no convenient road link to the project. now this MS project, unless the said road is built, if not, u will find difficult to reach icon city....try to feel it in the morning between 730am - 930 and evening between 430pm to 730pm....they need traffic police there to help control the bad traffic they, becoz many car come from sgway want to curi ayam turn into sunway....( they are not allowed to trun into sunway, only allow to tur right into federal hghway ) and many car from sunway want to turn into LDP and head up to SS2 direction, but oso not allowed, force to turn into federal highway heading to KL direction....

me too, received their sms more than 3 times for the past 2 weeks... it did remind me...it remind me that icon city is selling slow so only then they will so keen to sms me almost every few days... rclxms.gif

for LH property and the surrounding environment....selling RM1000/sq ft....is really too exp.....i rather go infinity tower which is walking distance to paradigm mall...

pls beware, the LH land tenure for icon city ended sept 2074.... which is 62 years from now....

and anything below 60 years of land tenure, it is difficult for buyer to secure a loan from bank.... smile.gif
