Heard over this weekend there was an event held at the site office featuring some speakers like Gavin Tee etc. How was it? Thought of dropping by but no time for this con city project.

I think TMS staffs should ask themselves whether are they willing to buy its properties upon completion in the coming years. Dont sell at the price if you are not even willing to buy it yourself.

Mah Sing assigned a presentor (not the COO) who is IMHO not with strong presentation skill n didn't demonstrate passion n energy...

Key selling points from presentation:

1. Good location with several future traffic enhancement
2. Only Tower 1 and 2 are pure residential (exluding the Sovo), total 500 plus units to meet demand form the many offices there, almost fully sold . Asked what are the big name companies n answer was yet to be informed by management. Only shout about was MS HQ will be there
3. All the 30 Jewels fully sold
4. Rental rate can fetch...RM5 psf like Bangsar South. Is it true BS this rental rate? Can Icon City fetch this rate in future?
5. Asked in Phase 2 who is the Hotel operator, answer was not confirmed yet. Think of it, MS actually has no success example of retail. Tropicana at least has one Tropicana City Mall. Glomac also tak ada...
6. The presentor said this is a project with high visibility, can you find any other 20 acres integrated development along the federal highway? Nobody answered. So is it correct? 

All the units are really bare, no aircond, even bath room was basic...

The east facing was told sungei way landed...what is that and where are the low cost flats?

The one facing park (phase 1: 2 acres and phase 2: 2 acres. Total 4 acres park) more expensive but IMHO so enclosed n less sunlight, really no good...

For the small units, the 717 dual key unit was the most booked...have 2 electricity meters...and 2 carparks...Got a connecting door between the "2 units within unit"...was told the wall between the 2 units not shear wall so can be hacked n converted...can get agents to rent out in future as 2 hotel rooms for short stay...THIS ONE DOABLE???

1 room rent Rm200 n assume 50% occupancy (15 days), gross rental RM6000. Assume RM1500 for cleaning n utilities...net RM4500...CAN WORK???
