There are always rich people around and they are minority. It is those over stretched that will cause price drop and this group far out weight the rich.

actually the invisible rich makes it super hard for any place to feel wong...
like my ex taman.....only 32 units in the enclave...but 4 units of them owned by an invisible super rich....never stayed in one and almost never visited them since day 1.........even now after 7 years......
I think he has forgotten that he owned these units.....the side effect is that whenever subsale buyers came over for 6c6c....the glaring fact of 4 unkept units in the same stretch of street is a major turn off......
