Small project people don't tend to put performance bond. Just retain the contractor 5% of the total contract sum after they finish they works. Why not? It is your money. You have the right to negotiate with them. Just be reasonable on the price negotiated. That is why you need several quotation before you can set a price range for you to nego with your contractor.
