Small project people don't tend to put performance bond. Just retain the contractor 5% of the total contract sum after they finish they works. Once they get the job and realize the profit is too low, they tend to delay your job and do slowly especially if you reduce their price and fuss a lot. Some of them do halfway den abandon the renovation. So, get a reliable contractor instead of cheap and treat your contractors good. Heard many of these cases d.

Why not? It is your money. You have the right to negotiate with them. Just be reasonable on the price negotiated. That is why you need several quotation before you can set a price range for you to nego with your contractor.
