That being the case, might as well call Malaysian Institute of Estate Agents to check the credibility of the company from the society's president.

What to Ask
1) Recent transaction done for the area. If the agent can tell you many transaction then the agent specialised in the area.
2) If he can answer 1, then he will know of the future development plans in the area.
3) He should also which is the best and worse units and why.

Good point Leongal. My purpose is to test his knowledge of the area. Of course you take what he say with a grain of salt. I also agree with what I put in bold. That is not the way to win a client's trust.

Good point. If I am the agent I will tell you, "not that I know of" even though there had been 2 or 3 cases. The truth for this info will kill the sale.

If cant find kids below, dogs would do the job too.

On the festival of hungry ghost, my dog will bark like crazy. It is not the same bark when he is on heat.

Can its 3 year or less according to UniqueSoul. I dont know about age but I know toddlers had a strange ability to sense the presence of disturbed spirits.

Yeah, these hairline cracks can be a bad sign. Furthermore there is defect just behind the unit which could be related.
