I am looking around for new property, preferably around areas like Sri Damansara, Petaling Jaya, Damansara, etc... A lot of friends are recommending places that are outskirt, which is not my preference.

I work in PJ & partner works in Old Klang Road, families are all in PJ area therefore it will be good to be around. We are actually not ready to move in now, that's why we do not mind considering on new properties which are still in progress.

Any recommendations?

Taman Desa a lot if u talk about condo, as for terrace ur budget either u get very old house in OUG or u can search for houses in Puchong or USJ.

Taman Desa is not a bad idea, how much is the range for a condo there? Puchong & USJ is a bit not too convenient for me. I fell in love with USJ 1 Avenue but tat area super jam! HAHA...

if you do not mind getting second hand property, there are a lot of old housed in PJ that you can get for less than 400k. But you need to spend a bit more money for renovation.

With your requirement, I think location is more important. Which means secondhand houses.

Taman Desa is not a bad idea, how much is the range for a condo there? Puchong & USJ is a bit not too convenient for me. I fell in love with USJ 1 Avenue but tat area super jam! HAHA...

Desa Villa will be something around your range, another 1 will be Desa Permai come with 2 parking as well, look out for subsale as new hot one all sold off left the one not so good.

Actually if u are in Puchong IOI area like Puchong Jaya, Puchong Wawasan or Bandar Puteri, they are very near to PJ, barely 15 minutes drive down there. smile.gif

For long term living.

I bought a double-storey house but shared with my brother, for my parents. Now I personally want to get one for myself, for future so I guess it's consider first time buyer?

I just passed by MAS KIARA (opposite Kiara Condo) in Tamun Tun this morning, I used to think the condo looks abandoned back then but now that they are back working on the building progress, they actually are done with the entrance / guard house, looks quite impressive.

Any advice / rough pricing of Mas Kiara?

Sri damansara, no more new project.. RM400k you can try search for landed Property around that area, but mostly price hikes to RM500k+

if ur family in PJ, better you can PJ area, to avoid paying RM1.60 toll from SD

dsl hse in sd is around 500k depends on which phase.

staying in kepong are, most tings are generally cheaper. paying rm1.60 toll per day save u hundreds per month on other stuff.

You can look for condo at SS2 like those *Ken* or tropics also around 400K. Maybe Millenium also around that range. If going for better condo, Monk Kiara Bayu also around 400k, which u can use highway to travel to Section 14. The Condo near to Kelana Jaya Giant (green color) also not bad. What about Crimson and Suria Damansara also within your budget.

Another area yoiu may consider is, if you don't mind LH and subsales, Condo in Tropikana area (casa indah 1 & 2, casa tropikana) is about 400-450K now in the subsales market..

forget about crimson please, if you have been there u know the high dB caused by the NKVE traffic! I was there for just 10 mins to visit a unit an walk away without regret.

I cannot recall what is the name of the green condo but only one near the LDP big giant or near to UNITAR.

Crimson and Suria area is quite jam, but anyone can tell me where is the place in PJ or KL no JAM...the answer is no. I been staying in Crimson for 4 years before i move to Taman Desa. Crimson management is not bad. I have one unit of Suria for rental. The location is good for Suira and Crimson is not bad especially for Ara Damansara area, Subang, Sunway and centre of PJ as well. Right in front of the tunnel of Suria, going to be offices by Hong Leong soon, then Taragon going to be there as well.

Anyway, Taman Desa is a good place to stay. Condo still within the budget of 400k but not landed property.

Sky, if you really do not mind, look for Tropics two, but i not too sure what is the size per unit. You also can look for the proposed serviced apartment opposite Tropicana Mall by Glomac (coming soon). There are a lof of condo in PJ is within your budget only what size of condo you are looking for. THe most important is how much per square fit you going to spend.

RM 375 psf sounds ok. Free hold or lease hold? But Kuchai area is a bit over developed. Anyway, no hard visiting. Hope you able to have one property soon.

RM438k might as well u go for the more classy OBD Garden Condo, Taman Desa.

Develop by a Japanese company about 15 years ago. This place is popular amongst the Japanese as it was marketed exclusively to the Japanese expats then. Today the majority of the occupants are still Japanese although you will spot some Caucasians and well heeled locals by the poolside.

OBD is well maintained and security is good. Access to the lift lobby is through a security code only.

Facilities : Swimming pool, tennis court, sauna, Health & Beauty Centre, gym, function room, BBQ pit, cafeteria, nursery, bicycle park, laundrette, mini-market, salon, video rental shop, florist, children’s playground, etc.

I fully agreed on that. OBD Garden is much more better and worth the price. Although it is not new but location and reputation is there for the value.

I visited Mont Kiara Icon launching today --> RM1100 psf which is around min RM1.21M per unit.....geng but i don't think is worth for investment.

I went to visit the show unit yesterday, it was so CROWDED!!! the area is very peaceful and opposite road there are a lot of shop houses, nearby there are some small malls too. I like the convenience of it BUT...

1168 sq. ft is selling at RM469,000... no no no, way out from my budget.

They are only selling Block B now. Block A & C is sold out even before it was launched, heard from buyer that Block A & C was selling at RM384k

I'm staying in Tmn Desa now. and yes OBD is one of the best condo in Tmn Desa but there are a few better ones, you can try Abadi Villa, around your budget with circa 1100sqt.

You will never go wrong with Tmn Desa smile.gif

Agree, for Condo, Taman Desa FTW.

Well for happy garden, recently there have been more and more Condos built there... Heard they are going to match HG with Taman Desa or even Mont Kiara...

What is FTW? What is HG?

Taman Desa is best to stay because well connected to everywhere. Everything is convenient here as well.

Today i visited Kelana Jaya or Indaman. I found that there are a lot of development going on around that area beside Paradigm and Taragon. There is Parklane before the FAS tunnel, THere is going to have one new development next to Suria Damansara (cover, not sure whether development or not), Oasis at the back. Do anyone think that area going to be crowded or good for investment? I have one unit at Suria which is having 7% return. I m not too sure whether the price will go up again or stay stagnant...any idea out there?

I think for Ken 1, Casa Dmansara 1 / 2 you can get still get around 400k, but Ken 2 won't be that cheap.
Maybe you can also wait for Tropic Studio (aka Casa Damansara 3), under con., don't know the price yet.
All the condos above are just behind tropicana city mall.

with the budget, u may get a new 1 (freehold) instead of the 2nd hand (leasehold)

1 living room + 1 bedroom
Studio type (best for couple or for retiree)
taking the lift down to the ground floor will give you all round of shops, from coffee shop to grocery and shopping frenzy.

verve suite, fully furnished (via interior designer), located mont kiara
developer : BKP
sqft : 400++
400k and up

solaris, semi furnished (kitchen kabinet, dry and wet washer)
located, near the govt office at jalan duta, on the way into hartamas.
developer : sunrise (if i remember correctly)
price : 380k and up
600sqft ++

eventhough its small, but it'll definitely give u the quality of satisfaction

I totally love Mont' Kiara but I seriously couldn't afford the units there, as I am looking at at least a 3-bedroom unit.
