1st to launch take more callange,
the next to launch can learn from it.

if the launching is good and sold out in 1 week,
the next to launch can sell at higher price,

if the launching is no good with 10-20% sold
the next can launch it at lower rate

MS brings future to u. Naturally selling future price. D sentral attached to MRT station,  i believe MS did its evaluation of kwasaland price being sold plus appreciation (5years approx) and its project cost which will add up to its current selling price. The price may look steep now. But once kwasaland starts to develop. D sentral price may turn out reasonably a good bet. Again is the holding power for investor. I see the whole area full of opportunities in future.
