Trx is in the heart of kl, easily double the price of rrim.

No point comparing 2 projects in different league.

RRIM is away from KL city center, but dont expect the price will be cheap

Kwasa Land picks winner for Project MX-1
Posted on 30/06/2014 by admin1

PETALING JAYA — Kwasa Land Sdn Bhd, the master developer for the 2,330-acre iconic Kwasa Damansara Township, today announced that Malaysian Resources Corporation Berhad (MRCB) had won the bid for the coveted inaugural development of ‘Project MX-1’, a 64-acre parcel of mixed development with an estimated gross development value of over RM 7 billion.

In a statement issued today, Kwasa Land managing director Mohd Lotfy Mohd Noh said, “We have made an offer to MRCB which is conditional upon them signing the definitive agreement within 30 days from the date of our offer letter.”

The evaluation exercise was carried out by an Independent Advisory Panel (IAP) led by Raine & Horne International Zaki + Partners Sdn Bhd and supported by AJM Planning Urban Design Group (APUDG), Perunding Hashim and Neh Sdn Bhd, ARH Jurukur Bahan Sdn Bhd and a few other leading consultants. The criteria for the evaluation was based on financial, technical and commercial considerations.

“On the whole, this has been a comprehensive bid on an open competitive basis. We would like to thank all the tenderers for their enthusiasm and commitment in their submissions. We truly appreciate the effort and the resources that they have put in,” said Mohd Lotfy.

Project MX-1 is a parcel of mix developments under the provisional Master Layout Plan that has been earmarked to be the main town centre of the proposed Kwasa Damansara Township. It benefits from a well-connected network of four expressways, two MRT stations and close proximity to SkyPark air terminal. The MX-1 development is envisaged to spur the catalytic growth for this entire township.

Moving forward, Kwasa Land is also scheduled to invite Tier 3 Bumiputera developers for the inaugural Bumiputera development and Tier 2 developers for a residential development by the third and fourth quarters of 2014 respectively.

MRCB plans indoor theme park in new township
BY OOI TEE CHINGKUALA - 2 OCTOBER 2014 @ 11:39 PM
http://www.nst.com.my/node/39470

NEW DIMENSION IN LIFESTYLE: It's going to be fun, wholesome and family-oriented, says group managing director

MALAYSIAN Resources Corp Bhd (MRCB) is planning an indoor theme park at its new township in Sungai Buloh, Selangor.

“We’re going to put up a theme park. It’s not going to be just roller-coaster rides. It’s going to be fun, wholesome and family-oriented. There’ll be something for everyone,” said group managing director Tan Sri Mohamad Salim Fateh Din.

When asked to identify the theme park operator, he said, “we’re interviewing various parties from all over the world. The evaluation process will take six to nine months”.

Salim was speaking to Business Times on the sidelines of Metropolis Transportation Oriented Development seminar organised by Veritas Design Group, here, yesterday.

Back in 2012, the Employees Provident Fund (EPF) unit, Kwasa Land Sdn Bhd, bought the Rubber Research Institute’s land measuring 943ha from the government for RM2.28 billion. As the master developer of this strategically placed area, Kwasa Land wants this new township to incorporate transport- oriented elements like that of KL Sentral.

This new township, known as Kwasa Damansara, will reportedly to generate RM50 billion in gross development value (GDV) over the next 20 years.

It is to comprise 70 per cent commercial and 30 per cent residential components. It will initially serve the living and working requirements of 135,000 residents with the added advantage of having two mass rapid transit (MRT) stations.

Two months ago, MRCB won the bid to develop the first parcel of land there.

The 26ha, called Project MX-1, is a parcel of mixed development with GDV of RM7 billion.

When asked on the progress of MX-1, Salim said, “we’re building on our own expertise and experience to create a new dimension in lifestyle that will cater to the needs of future investors and the community in Kwasa Damansara”.

Sometimes i wonder if bandar malaysia one of the preferred bidder bid price approx rm700 per sq ft. Wat was kwasaland priced at? Probably extreme comparison between two plot of lands but thats the point, i think if kwasaland is ard rm300 per sqft, while d sentral at rm1000 per sqft??? Worth while to think abt fellow investors...
