MRCB clinches RM3.1bil contract to manage Kwasa Utama development

Kwasa Land Sdn Bhd Thursday announced the two successful bidders for its residential projects under the Bumiputera developer category in Kwasa Damansara, a new 942.91-hectare (ha) township development.

Ahmad Zaki Sdn Bhd, a subsidiary of Ahmad Zaki Resources Bhd (AZRB), has been awarded the R3-4 project while Getrahome Sdn Bhd secured the R3-3 project.

A total of 21 pre-qualified Bumiputera developers were invited on May 14, 2015 to pitch for this development and the submission for the Request For Proposal (RFP) tender documents closed on Aug 6, 2015," Kwasa Land said in a statement today.

The total land cost tendered by Ahmad Zaki was at RM28.95 million equivalent to RM170 per square foot (psf), while the total land cost tendered by Getrahome was at RM42.60 million equivalent to RM150 psf.

"Project R3-4 covers 1.58ha of freehold land and the proposed development will consist of 188 units of 162 high rise twin tower condominiums and 26 units of garden villas," it said.

"Project R3-3 on the other hand spans a 2.63ha area on a leasehold land with a density of 260 residential units," it added.

Kwasa Land announces Naza TTDI as its latest development partner for Plot R2-1

The development's key highlight features are a thematic park, contemporary designs, private green courtyards and recreational club facilities with advanced key security features. The residential development has been planned to be a gated and guarded/enclave community.

Impiana Land & Development Sdn Bhd will undertake the first bumiputera development at Kwasa Land, with an 8.79-acre project comprising 436 residential units in Kwasa Damansara.

The R3-2 project is part of the new township project near Subang Airport, being redevelopment of Malaysia Rubber Board (RRIM) land handled by Employees Provident Fund’s wholly-owned subsidiary Kwasa Land Sdn Bhd.

Impiana’s project will feature 396 condominium units, 20 park homes and 20 duplex penthouses with prices starting from RM650,000 per unit, Kwasa Land said in a statement today.

“The six-year development is expected to generate an approximate gross development value of RM400 million, which takes into account a 7% bumiputera discount,” said Kwasa Land managing director Datuk Mohd Lotfy Mohd Noh.
