just wan to know is it worth to invest in it??
for a 1+1 bedroom cost around 350k
is located on tmn maluri jaya jusco behind

From what I saw, all 4 to 5 lowest floor sapued by staff. Only level 12 onwards was available and priced was > RM330k for 700 sf.

This project is really overpriced for a leasehold & its location but with DIBS, RM20k rebate and BBB mood make it sold-out.

Which part of Sunway got freehold and 550 per sq.ft?...Setapak alone jln genting kelang...on top of festival mall also 500-550 per sq.ft..leasehold...

Gonna launch soon but using Amaya as benchmark, might expect at least RM600 psf. This one I think oso will sold out during soft launch. If you want to catch better start cabling Sunway sales staff now whistling.gif

But seriously, I think Sunway will pull it off better then Malton especially on the retail

Agree with what u said. I booked 1 unit but last minute decide not to proceed. For 900 sf priced over 400k. Moreover leasehold. Probably will fetch rental but resale value will nit increase much as buying price from developer already so high!

For >400k house, installment is at least RM2k, excluding maintenance fee and other cost. 900sqf is good for 4 people staying, meaning each tenant has to pay RM500 rental. If a tenant can afford RM500 rental, he don't have to stay in Cheras. Good luck everyone.

I used to work and stay in tmn maluri. The place is definite worth investing in terms of location, but for 719sqf and without balcony, and some more over 350K, this is a little over priced. The other condos ard the vicinity is 50 to 100k cheaper. May not be a bad investment, but gotta consider deeper.

Not really 100% right. Studio at Taman Pertama is asking for RM1500-1600 rental.

This is the 'against argument' i.e. traditionally the yield and pricing in the area is 'medium cost' and targeted toward lower middle class population hence the pricing is too expensive and rental demand would be too high for the area.

The 'for argument' is that this area is now transformed to KL city instead of 'chui li' (Cheras) with the upcoming Sunway Velocity, DBKL massive transformation of Jalan Peel and 'natural progression' (e.g. PJ in 70s and most recently Puchong)

cheraspeople quoted the example of Pertama Residency, my friend bought the studio appox RM180k renting out at RM1.5k much better yield then most PJ highrise.

Its too early to tell 'who is right' but if you have done your due diligence.....

No need 3 yr time, think 3 mths time when Velocity is launch..... probably paper gain of 25%. Heard Velo is around RM600 to RM700 psf. This one I feel will also sold out during soft launch.

Who is 'they'? Call up Sunway and quoted to be RM6++ psf but from my experince, can never get the lowest indicative price, most likely bumi pricing or lowest floor sapued by staff & insiders.

So more likely you will end up at lest RM650 psf. Amaya was RM450 psf.... paper gain of XX% within 3 mths?

I did contact the office, answered by Walter Assistant manager who incharge of tis project. The developer is pending AP and may soft launch soon. Their office opened same row as Pizza Hut Maluri.

Bugger, this walter was my SA and he told me sold out oredi. Anyway heard from another forum that there are still units available and he claim that it was previously booked but owner did not get loan approved.

I think its all sales tactics just to push buyers. Sold out but 2 mths later still got units and planning soft launch summore vmad.gif

hahaha. no worries man. since the bottom line is you got in the first launch and that's what matters. am thinking this is a good buy with close proximity to lrt.

My unit selling price was RM383k, initially I booked a studio @ RM358k but decided to opt for a 2b instead since I think it will have a bigger tenant pool, rental of RM2k for studio is oso difficult compare to small apartment,

Pricing is reasonable (Saville), FH and I do not have any exposure in the area. Might drop by OKR sales office for the launch since it is quite close-by but need to get a choice unit > 1000sf if I'm to sign the cheque biggrin.gif

After i read the forum from MY/SG Real Estate (not sure the same as u read), someone said got units unable obtain loan and ask to PM him if keen and no rebate anymore if repurchase from Developer.

That's why i called to Malton sales office, Walter said NON BUMI unit was fully sold, however still have BUMI units available for sales. I think the soft launch is refer to those BUMI units.

I told him regarding the forum, however he said no instruction from any owner call to release any unit and asked me to register in waiting list, in order if any cancellation, they will contact me.

Nowdays lot new development all almost fully booked before their official launch, such as Zenith Residences at kelana jaya also 90% sold before their actual lunch on 22 October 2010. Sanderson at Bukit Serdang also almost fully sold.

If it was only bumi lots, do u think developer will waste $$ on a launch? Normally they will diam2 then after a while cannot sell they will write to ministry to release for sale to non-bumi.

I think Malton pulled a common con - "phase 1 sold-out" so that when they soft-launch phase 2 ppl panic buy since phase 1 'so hot' later they do an official launch showing the project 60% - 70% sold
