Agree with what u said. I booked 1 unit but last minute decide not to proceed. For 900 sf priced over 400k. Moreover leasehold. Probably will fetch rental but resale value will nit increase much as buying price from developer already so high!

This is the 'against argument' i.e. traditionally the yield and pricing in the area is 'medium cost' and targeted toward lower middle class population hence the pricing is too expensive and rental demand would be too high for the area. The 'for argument' is that this area is now transformed to KL city instead of 'chui li' (Cheras) with the upcoming Sunway Velocity, DBKL massive transformation of Jalan Peel and 'natural progression' (e.g. PJ in 70s and most recently Puchong) cheraspeople quoted the example of Pertama Residency, my friend bought the studio appox RM180k renting out at RM1.5k much better yield then most PJ highrise. Its too early to tell 'who is right' but if you have done your due diligence.....

No need 3 yr time, think 3 mths time when Velocity is launch..... probably paper gain of 25%. Heard Velo is around RM600 to RM700 psf. This one I feel will also sold out during soft launch.

Call up Sunway and quoted to be RM6++ psf but from my experince, can never get the lowest indicative price, most likely bumi pricing or lowest floor sapued by staff & insiders. So more likely you will end up at lest RM650 psf. Amaya was RM450 psf.... paper gain of XX% within 3 mths?

Bugger, this walter was my SA and he told me sold out oredi. Anyway heard from another forum that there are still units available and he claim that it was previously booked but owner did not get loan approved. I think its all sales tactics just to push buyers. Sold out but 2 mths later still got units and planning soft launch summore
