good rental but no noticeable increment in capital appreciation for me is a waste of time and money. if capital appreciation goes down the toilet, ur only hope is to get a very very very very very good rental. how good is heritage's rental? not good enough for u to forget about capital appreciation imho.

Quite agree with that SkyPark is not short term play due to population grow.
*
I am not biased towards skypark because I dont have own interest in it at the moment. But dont u think, VP in 2017 is ok?

We have 4 more years to go. Population, growth by then could not cater, still?

undeniable that the heritage is the best rental yield gain property in malaysia now.... but.... seriously, do you guys think will the capital value fall? sad.gif..... leasehold is the main point......

dorchester/mayfair(freehold 320k) and the heritage (leasehold 270k), which one will u guys play?
*
since i just dont like rental without appreciation, i would choose dorchester/mayfair.

just curious guys. assuming that the prop gives u a very good ROI at 7-8% but capital appreciation is so lousy that it is negligible. you will probably get around rm400 above monthly installment at 90% loan and 30-40 years after deducting maintenance cost. so per annum, you will get RM400x12 =RM4800. In 5 years, you will get RM24000. Some people look at this way for his portfolio while other just take monthly at RM1500 and within 5 years,RM1500x12x5 =RM90,000. hmm, dont u think the return is so little if there is negligible capital appreciation? yeah, rental may go up but wont be substantial

Brother!

You being one of the taiko in lowyat conclude with such view?  hmm.gif

I start to doubt if you really invest in property like what you wants people to believe.
*
hahaah. i was speaking specifically on heritage, bro. i have never think myself as taiko in lowyat.net but a newbie actually. i have made decisions in which i think is logic, sensible and based on my observation, advice from taikors. different people have different views. so far my decisions have worked for me and i am still hungry for more this year. yeah, maybe u r the real taiko here, not me.... cheers smile.gif no problem if u think i never bought those props coz it doesnt bring any profit to me if u do, anyway...
