good rental but no noticeable increment in capital appreciation for me is a waste of time and money. if capital appreciation goes down the toilet, ur only hope is to get a very very very very very good rental. how good is heritage's rental? not good enough for u to forget about capital appreciation imho.

just curious guys. assuming that the prop gives u a very good ROI at 7-8% but capital appreciation is so lousy that it is negligible. you will probably get around rm400 above monthly installment at 90% loan and 30-40 years after deducting maintenance cost. so per annum, you will get RM400x12 =RM4800. In 5 years, you will get RM24000. Some people look at this way for his portfolio while other just take monthly at RM1500 and within 5 years,RM1500x12x5 =RM90,000. hmm, dont u think the return is so little if there is negligible capital appreciation? yeah, rental may go up but wont be substantial
