QUOTE(AMINT @ Jan 13 2013, 11:48 AM) just curious guys. assuming that the prop gives u a very good ROI at 7-8% but capital appreciation is so lousy that it is negligible. you will probably get around rm400 above monthly installment at 90% loan and 30-40 years after deducting maintenance cost. so per annum, you will get RM400x12 =RM4800. In 5 years, you will get RM24000. Some people look at this way for his portfolio while other just take monthly at RM1500 and within 5 years,RM1500x12x5 =RM90,000. hmm, dont u think the return is so little if there is negligible capital appreciation? yeah, rental may go up but wont be substantial your calculation really make sense.... but seriously, we cant predict which property will have good capital appreciation and which dont rite?

I start to doubt if you really invest in property like what you wants people to believe. hahaah. i was speaking specifically on heritage, bro. i have never think myself as taiko in lowyat.net but a newbie actually. i have made decisions in which i think is logic, sensible and based on my observation, advice from taikors. different people have different views. so far my decisions have worked for me and i am still hungry for more this year. yeah, maybe u r the real taiko here, not me.... cheers no problem if u think i never bought those props coz it doesnt bring any profit to me if u do, anyway...
