 SnP and Transfer Fees from Lawyer, Is this reasonable ?

Hi all,

Loan taken from bank was 200k, I purchased a subsale house for 220k.
I was charge 5.2k for the loan agreement and 7.2k for the SnP.
Is this reasonable ? The lawyer is from the bank panel i have taken the loan.

Pls enlighten me flex.gif

Consideration/ Adjudicated Value (whichever is higher) Scale Fees
For the first RM150,000 1.00%
For the next RM850,000 0.70%
For the next RM2,000,000 0.60%
For the next RM2,000,000 0.50%
For the next RM2,500,000 0.40%
Where the consideration/ adjudicated value (whichever is higher) is in excess of RM7,500,000 Negotiable on the excess (but shall not exceed 0.4% of such excess)

This is SRO fees. you lawyer cannot charge you any lower than this.

your amout above is inclusive of stamping charges or not?

Let me list down here, as i not very sure what is all about.

Transfer of Purchase Price 220k
SnP Legal Fees 2k
Disbursement (stamping fees, stamp duty, misc) 4.1k
Subsidiary Fees (MOT, SnP, CKHT tax & Consent) 1.1K
Total : 7.2k

Loan documentation of 200k
Legal Fees 1.85k
Disbursements (stamping fees, registration fees, doc, misc) 2.4k
Subsidiary Fees (Fixed Loan, consent, annexure etc 1.1k
Total 5.3k

Is the above reasonable ? Where could i get more discount ?

you will not be able to get discount for disbursements and subsidiary fees but you can negotiate on legal fees. eventhough they are not suppose to give discounts, but you can still request for it.

wtf man? i think ure being charged too much by the lawyer...
the disbursement fees are way too high...
and yeah, you can ask for discounts even though the law stated "lawyers cannot give discounts"

i know because i used to work at a law firm.

@-@"....seems very fishy too me... are you sure you are not being slaughtered by your lawyer... loan agreement fee???? i thought sourcing for a loan need not any fee???
