The rental is RM2300 which not including eletricity and water bills.I think the master rooms can rent for 45% return

But how big is the room? perhaps 40% is okay for big master room. that is almost 1k already for master...

basically can live 4-5 peoples, two car fits,that is really depands on the tenants because they may want their privacy..

better partition the master room if possible.

Well the house is not mine neither my friend, i saw so many partition house in that area.I recall last house that i rent got 7-8 rooms while my friend's rental house partitioned for 10 rooms .Damn a money earner
