Investment Pantai Hillpark & Pantai Panorama-Revisit, is it worth it?

Hiya..

Pantai Hillpark selling price now, average , RM250K? for 10XXsqft
Pantai Panorama selling price, 400K? for 10XXsqft?
what happened to this area, bukit kerinchi?
is this the aftershock of SoHo and The Park?
i tell u, the market price is way below the selling price, especially for Panorama..
some ppl tell the selling price = rental rate. so, it is quite justified.
but selling vs market? whoaaa.. rclxub.gif

both pantai near to the low cost flats and those days little Jakarta

one lease hold
one is freehold but up on a hill - stable? but when you see the slope, you think again

both are old

one pantai - high density
the other one - isolated, long walk down the main road if without own transport

that is my 1 cent opinion

no offence to anyone

i heard, from an investor..
property price hike trend in kl, the epicentre is bangsar then goes to adjacent area, damansara heights, PJ, damansara perdana/muitiara... so, hillpark gonna rise and rise sumore...as long the market in high liquidity, very high demand..then its good..
nah!..i dun noe..

Taikor Pai..what say u bout property market in kl? mind sharing?

even the low cost flat there price is increasing. Park Residence in front of panorama there already reach 400++ per sqft for lowest floor

No need to look so far, just do a bit more research on Kerinchi / BS area masterplan and u'll get the picture smile.gif

Yea, I just invested in one unit at Pantai Hillpark Phase 2, 1023sqft , partly furnished..at RM 245k...I m going to put a bit more furniture (just fridge and washing machine) and I should be able to rent it out at RM 1.5k

Once Bangsar south is fully developed, I hope the price of hillpark shoots up...My first property investment smile.gif

Congrats n personally think its a decent buy. As long as your property is cashflow positive, any further appreciation is just a big fat bonus........ wink.gif

Btw what was the max valuation you got for this deal? smile.gif

Can we get below 200k for Pantai Hillpark? I mean for unit less than 1000 sqft.Interested to get one. Eyeing on Vista angkasa next to Park residence but afraid hard to get 90% loan since its 15 years old leasehold building.

i think hard to get one at that price. last year, yes. my friend bought phase 5 for 195K.
vsta angkasa i think still can get 90% loan. it is just the loan tenure may be only for 25 years, due to the balance leasehold period is about 65 years left.

Today's price for 10XX sq feet asking for 330K, rental is at about 1700/mth

Whats the valuation these days? But noticed more and more foreigners here?

A bit harder to rent out compared to 5-10 years ago. Many new developments around. Rental rates not moved much for a long time and difficult to get more than RM2/psf (approx 1700-2000/mth). Selling price probably reached it’s peak until we get over this property overhang. Those that bought from less than 250,000 back then can still consider this a good investment
