But i guess in 5-10 years time this area will fully developed.

In my opinion, Aman Putri is a good investment based on it location and because of the linear park. Our children will benefits it in 5-10 years time.

However, for the time being, i guess the only problem would be the traffic.

if not mistaken, there is also mega housing area project nearby merbau sempak (1km from aman putri)

i can't remember the developer (read somewhere) ... but still on proposing stage
& if not mistaken ... the project is facing guthrie h/way ... but not from SD

KUALA LUMPUR: The upcoming RM500 million
Aman Putri township in Sungai Buloh has received
overwhelming response since it was opened for registration
last month because of its proximity to the proposed
mass rapid transit (MRT) line that begins in Sungai Buloh.
PPC Glomac Sdn Bhd project adviser Choong Wei Min said
enquiries for its first phase of 162 double-storey
link houses have exceeded availability even before its
launch, slated for the current quarter.
He added that the developer is confident of
achieving full take-up within a day of launching the first
phase of the 67.6-hectare township. The township will
have a total of some 2,000 homes, including bungalows,
cluster homes and high-rise units.
“The property market is expected to do well this year.
And I am confident that townships such as Aman
Putri in boom areas like Sungai Buloh will see better
capital appreciation than the Klang Valley average, and
will be an investment hotspot,” he said.
“We are pleased to be one of the only new townships in
what is well known as the next boom area, with
comparisons to the rise of Kota Damansara, Puchong
and the KLCC area being no exaggeration; as well as two
proposed main MRT lines starting from Sungai Buloh
and the RM10 billion township on MalaysianRubber Board land,
all in the vicinity of Aman Putri.”
Apart from the proposed MRT station some 4km from
the township, Choong said affordability is another pull
factor for would-be buyers who are mainly young
families, first-time buyers and those seeking to upgrade
from apartments. Prices for the first phase begin at RM350,000 and the
built-ups range from 1,694 to 2,056 sq ft. Corner units are
priced at RM550,000. “We also have the longest linear park (14.5km)
surrounding the township as well as good landscape and
lush greenery. The land was originally an oil palm
plantation and we plan to maintain the greenery,” he said.

last week i went to PPC glomac office. only 12 units left (Bumi quota). The sales rep told me they will launch their 22 x 75 and another 20' x 70' in 3 months time. i wonder how much will is the selling price.

p/s: but in my opinion the location for the next 20'x70' is not very good. It is far inside the Aman Putri.huhu

I was told that they are going to launch a new phase probably 6mths later with adjustment on the price, very likely.

I am actually quite surprised they do not take this opportunity to launch the new phase earlier. Who knows whether the property market is still good 6 mths later...

OCBC offer BLR-2.2 (200k-300k loan) and BLR-2.3 for 300k loan above. Max loan is 90% of the net purchase price (ie. after the 5% rebate). Lock in 3 years. Can top up 10% loan for renovation with different rate applied. Anyone has checked with other banks. Pls update.

Dont know how to get the coordinates. But you can try google map, search for Malaysia->Kuala Lumpur->Sungai Buloh->Aman Putri.

If you view in satellite view, you'll be able to spot the site (brown coloured area surrounded by trees.).

HSBC Amanah BLR-2.2%

the existing road is already upgraded .....
don't think will upgrade anymore bcoz of highly cost to pay the landlord compensation.
but maybe can get easier/better access to existing h/way (guthrie & KLS)

Have check the Maybank also. The lock in period is three year, starting from the FINAL released payment. Indirectly means lock > 3years.


Added on January 27, 2011, 10:16 amYesterday googled search on nearby areas, found Kampung Merbau Sempak is one or the area alert to flood. Not sure for Aman Putri site, I think it is higher than the kampung.

If anyone happen going to the site this weekend. pls check the site and go inside the kampung and ask the people around. I think it is the best way to check. pls let us know.

Meaning if you sell your house within the period, you will have to pay penalty to the bank (eg. 2% penalty of the loan amt), diff bank may have diff penalty rate. Most of banks do this to prevent customers sell their house immediately after completion, bank also want to earn profit.
