reference to kota damansara area:
why is palm spring selling cheap wherelse just a stone throw away eg. 9 utama, sunway opal, etc is easily double its price? rclxub.gif

i don't have the answers to your questions nor the answers to my own questions.
i guess it's a combination of the developer, neighbourhood, target market, etc. hmm.gif

to me, bukit jalil have tremendous future in the long run as a controlled and planned area. wink.gif

Passed by today. They have build the fence already.

The design is similar to green avenue. 4 floors of car park at basement , will be jam during peak hours trying to exit.

Two blocks with very high floors that is NOT sound proof/

If you got noisy neigbour on your upper floor, then you're screwed.

For own stay, not a good buy.

Does it mean you cannot buy and sell within 2 years apart ? shocking.gif

Sound proof means if your upstair neighbour move their chair or close the door, you cannot hear the noise as these are supposed to be soft sound.

I think berjaya is stingy with the cement and sand, if the cement and sand is thick and compact enough , this shouldn't happen.

You go to hotels and you'll know you can't hear these type of noise from upstairs.

Strata Title for Arena Green has been issued already, only 1 consent needed, the agent is not doing his job, or else you must be buying fr the 2nd owner right? the title has not been transferred fr 1st owner to 2nd. If you want to buy a condo in BJ and the Strata title has not been issued yet, then only vis assignment, it require 1 consent only (but if you buy fr Bumi, then 2 applications for the consent is needed).

Two title-transfers only happen in Taman Esplanad fr 2003-2007 when the house is ready in 2004, the developer has not subdivided the master title, at the same time the developer did not allow direct transfer to the 2nd buyer, it really dragged 1 1/2 to 2 yrs for the entire process (Bumi to non-bumi may be 3 yrs) sweat.gif

Buy another one with strata title. Another solution is if you insist this unit, you can go ahead signing the S&P, then rent it immediately fr the seller till all matters solved.

haha...why target imu students?
imu students have vista a, b and c. there are probably 1000 units of condo. all are nearer and cheaper than km1.

Thanks, that's my plan now.
It gets too complicated to sign S&P first and then wait for two years to actually start owning the unit. Too many uncertainty. doh.gif
