Looks pretty impressive whenver I came out from Empire Subang ... but unsure why the VP holds so long as it more or less being completed since months ago.

I think buyers can get their LAD kao kao d.

Because of the slope behind Isola bro, SDP wants to make sure the bldg is safe before can get VP - good developer ma! biggrin.gif

Yeah, LAD for me is okay as long as not abandoned and good quality, not those who rushed works. But some buyers who intend to move in sure make noise bcz waiting too long and changed their current plan.

Yeah, the investors will be laughing to the bank but for those buying for own stay, sure will complain! But SA told me SDP will pay LAD in full & will not shortchange the buyers, hopefully its true lor! thumbup.gif

I think SDP definitely will pay but unsure the S&P condition and calculate from & to which date.

Looks quite nice but dunno how the investors able to flip it before laughing to the bank bcz the current market and absolute price is quite high.

Btw, I made a booking of smallest size 1k sq ft, if not mistaken its low floor at RM 700k ono. But I pulled out due to some uncertainty of myself, price 4 yrs ago and only 2 bedrooms.

how much is Saujana Residency asking now?

Should be a good benchmark for this Isola's asking

Haha. No regret at all lah.

I dont think I can earn RM 300k even if I dont cancel bcz it would be needed to sell above RM 1m at such market to earn that sum. I believe RM 850k can get d.

Approx RM 750 psf but less takers, if u lucky u may get at RM 700 psf for bigger size above 1300 sq ft.

In fact, I quite like Saujana Residency.

Calculation of LAD is normally purchase price x no. of days delay from expected completion date to VP date/30 x 10%, if I'm no mistaken.

Bro, when I said laughing to the bank I meant the LAD la for the investors! The longer the delay the higher the LAD thumbup.gif

Wow, lowest floor oredi 700K bro at that time! shocking.gif But it's good for investment as Empire is just next door, but nt too good for own stay due to the high traffic.

Hmm, The Suave can be taken as benchmark but in reality, I put Isola on par with Saujana Residency due to its demand and sizes while both just sandwhich by Empire. How many % sold for Suave, are there any biggies like 1300 sf onwards?

If Saujana not really happening at RM 750psf, I really doubt Isola can be doing at RM 1k psf barrier. Furthermore at the current market, its quite difficult to swallow for potential buyers. Most of the non KL City but matured area, was transacted well but put on slow mode upon RM 800 psf barrier.

I may be wrong anyway.

I think cheapest unit was RM 68xk back then. Actually most ppl booked on the earlyday upon launch which subsequently they stop collecting cheque on the 2nd half of the day.

LAD needs to see S&P and commence from which date and until which date ( VP or CCC ), but cannot be too happy bcz forbank loan if 3 yrs construction periodexpired, we have to pay full installments which oso means full interest has began for those 90% loan buyers. Unless SDP managed to get the extensikn approval from authority and submitted to all the panel banks for consideration.
