Not big kua.
The market there sustained by students, and only a few of them from overseas have cars. Some tpm staff staying there too and might consider TZ's more serene surroundings esp those with families as VK/AG has a 'congested' feel there. The majority are owners though there seem to be more ppl renting their units out nowadays. The balance are workers frm pj/kl so these are the 50/50 - very much a personal opinion if they prefer bkt jalil / TZ. Workers without transport have lrt now, so its a question for the distant future if they will move when lrt extends to kinrara. Even then AG should fetch rental less than TZ in the future, being smaller older units so these are the 'core' customers. As for near future ie 2yrs from now when TZ is completed, some well-off AG/VK lessees might consider upgrading to TZ - these are very much welcomed by TZ investors. But tpm, tech college & imu is walking distance to AR/VK. So rental will be maintained & sustainable. Actually, the main competitor to TZ should be Savanna.
