Visited the site last saturday, around 50% occupied, 50% empty, some with the Sales/ Rent banner.
Saw some mat salleh walking out from Dale to have lunch at Papa Rich.
Never thought of this place can attract expats..

That is why....
Grove (Semi D), and Reed ( Superlink), is proper GnG. Reed is strata title Guarded and Gated.
So in terms of safety, Reed is better with small club house + lake as bonus

What makes u draw to that conclusion?

Dale is not a proper GnG, so can't complain much on the security.
I guess for a non GnG setup, the residents can do better, especially once the place is fully occupied.

For now, with 50% empty houses, many investors / flippers that looking to flip their properties might not want to pay extra to upgrade the security.

Can wait 2 more years to get rid of RPGT, high possibility to sell with better appreciated price after 2 years of vp, let's the panic sellers with limited holding power sell first.

Once sold, can't buy back landed in this area for sub RM1mil already.

I hv seen some sales banners in front of Dale, particularly on the first row. Perhaps Dales owners are more motivated to let go as 5 years holding period will expire sooner than Reed

Dale is open sales. I understand some investors booked 3-4 units in one go, so more likely they are investors.

Reed is by balloting which starts on 9am, at 3pm the same day, after 90% units being sold, there are still around 50% balloters in the balloting ball room waiting for their luck to be called. From my observation, investors will be gone after 50% are sold as no more choice units, only the own occupiers will stay back struggling and pick their unit for their own stay with the last 10% chance

There are many Dale's bulk investors fail to get any unit in Reed, as no luck on balloting.

So u can't use Dale to predict Reed's sub sales
