Did someone just start his longish post by the phrase "as a TRAINED SCIENTIST" blah blah? Haha That means therr is a lot of study and big words but the conclusions is wrong.
Of cos DPC is better than BSD. This one is not scientist talking. Its old cheapskate unkerl talking. The kind who eat chicken rice everyday.
Buy the cheaper house in a best neighbourhood, not the most expensive house in a lousier location. This one the CEO of the largest property agency in Singapore say one. I think he's not a scientist either. He iirc is school dropout.

This one quite obvious man.. No need such massive study . bangsar better than dpc. Dpc better than BSD. BSD better than damansara damai. Kepong better than rawang. Very clear one , choose location first mah, don't just look at how nice or big the house is.

QUOTE(BukitKing222 @ Mar 19 2019, 11:46 AM) Funny, you might as well just say it's actually depending on your luck. No matter how good is the neighborhood one day it might not the same case 20 years later. Just throw you some examples, Subang Jaya and USJ. How many people still want to live in those old houses but it's definitely one of the sought after area 30 ~ 40 years ago. There is something called "Fengshui cycle" in this world may be instead listening to this CEO you can pay and attend Joey Yap's talk on the best area for investment in the next 30 years. Singaporean might not know KL well as their country is just a small city state where lands are scarce. Doesn't matter Singapore , KL Penang Melbourne its the same everywhere. Location is everything. Btw subang jaya was never that good la. Don't listen joey yap pls. The reason why I brought up that CEO is that what he said is true for property always. Not becos he's a CEO of some property coy I couldn't give a damn as well. Btw Singapore is small so what he says should NOT matter! But it does. Think about it . QUOTE(blancpain4470 @ Mar 19 2019, 02:23 PM) I agree if you are buying to flip later. For own stay is slightly more complicated. As an example, I look at Rafflesia, Sunway Rymba, Effingham and Airie. BU and Damansara Perdana are slightly better location but Effingham is slightly too much for us plus it is a bit Chinaman 😂. Rafflesia is individual titled and look at the early phases houses each is different from the other: some got gates, some don't; some orange in color, some white and some are so ugily done up that I feel nauseated looking at them. For own stay the design of the house is also important. We were keen to stay in TTDI or Sri Hartamas but for the house we wanted I have to sell all my body organs to buy one at these places. So we compromised and get a decent house in decent neighborhood. Not the bestest house and not bestest township 😂 No, not flipping .. For own stay ! OK I'm not questioning your choices here... But certain things are characteristic of neighbours, cannot change . so like minded people might prefer staying in certain neighbourhoods. That's all I can say in this forum buddy.anyway no offense meant ya But for me la I would have sacrificed sqfootage for hartamas or ttdi. QUOTE(ManutdGiggs @ Mar 19 2019, 09:01 PM) Errr I dun und the flip part. Let say half of 1st hand buyers for each project bot to flip. And successfully flipped. Chances r the next owners r for own stay or half of those subsales buyers again bot to flip. 3 rounds in 15yrs older phases ended with 90% own stayers. New projects stil repeating the cycle n 15yrs later all oso dated liao cos no more land to build. Would suddenly all owners who oledi grown old wanna leave the town??? I see ttdi with many oldies n ttdi is self sustaining cos of high spending power. My guess. Not vely sure. I hav seen too many ppl goin into condo in recent yrs mainly due to lower entry n mostly off the plan buy mainly due to freebies n rebates. Thou landed or condo oso hav their fair share of issue but i personally think condo in long run ll worn out faster than landed. Recently I hav redo wiring n piping for 1 landed. After the unit is done up 1 question popped up in my mind. Can I redo wiring n piping in condo the same way I did for my landed if in the event I need to do so in future. Especially with the shear walls for most condo nowadays. Just thinking. 🙏🙏🙏 Very experienced guy ah. Old condo problem is LIFT Wiring , piping,,, issue also but not so headache. External common area mcst settle. Inside your house u settle. But lift ... Cos replace may be v high This post has been edited by corleone74: Mar 20 2019, 12:08 AM

QUOTE(blancpain4470 @ Mar 20 2019, 07:49 AM) No offense taken. But for the price I paid for airie I can likely only get a old link house in TTDI/Sri Hartamas. That's why I said for own stay is more complicated as different people have different criteria. Yours and mine are different. For pure investment, buy the location where MOST people desired is the Golden rule Yes definitely, never an easy decision .... I got u dude. Enjoy your beautiful home.
