In a way, it's a recognition of the people behind the construction and fruition of ATIVO SUITES

P.S. by the way, these aren't official TA photos, just downloaded from public photos or photo journals of a (quite aspirational) migrant construction worker, others from an engineer, and another from a site safety officer. So, I reckon the construction work is quite good or at least organised from reading these casual, unbiased photos. The entries logged quite a number of positives, like technical training sessions for the workers, engineers running quality checks, safety officers doing their duty, all fine and dandy. And positive vibes too from the construction worker, so it's indicating a lot of positives.

Upcoming in the former Sri Damansara Club land Land and General link

“The Sri Damansara Club project is a transit-oriented development (TOD) project where the MRT2 (Mass Rapid Transit Line 2) station is less than 400m away.

For next year (2021-2022), L&G plans to launch Phase 1 which comprises 732 units of serviced apartment and Phase 2 which consists of 602 affordable units with a combined GDV of RM570 million.

Damansara Seresta, which is an on going project in Bandar Sri Damansara with a GDV of RM450 million, has received a 47% take-up rate to date.

By the looks of it, Sama sama will definitely be the foreground, the mid section should be the affordable units, since it's so close to the high tension pylons, while the third plot in the background should be the serviced apartment, given its more favourable locale and proximity to Azelia

More "meat" for fellow Ativo owners and DA watchers to "chew on", speculate, and ponder prospects.

By the info, its clear that the Plot 1, 2 and 3 are done deals and upcoming developments. One a drive by, MRT linked, walk in commercial lots; a second one is affordable apartment, and the third one two blocks of service apartments

The plans also means that a proposed hotel will be adjacent to Azelia. And another proposed serviced apartment occupying the plot neighboring DA North sector. The "park" must be an attraction worthy of an hotel.

And it does seem they will somehow be realigning the high tension cables based on these info

One good point is that bluguard's ✔️Z-Wave is locally based and sourced. Smarthomes are notoriously technical. Some are really simple,. like my home is fully Xiaomi, with automated blinds, all lights control, color changing bulbs, security cam, baby cam, smart voice assistant, smart vacumm, smart energy monitoring, even my 30 year old auto gate can be controlled with my xiaomi mi home app as xiaomi makes a programmable radio controller device making dumb device into smart device. ..... so I value interoperable and integrated-able

the above takes a lot of tinkling, patience, user knowledge base and practically no support - I have had 1-2 of headaches (nothing major, but short term frustration) after xiaomi hq implement updates - no guarantees - since officially most of the xiaomi devices - have to wait until the bugs are ironed out or some wizz kid figures it out and place it in the forums (user knowledge base)

Samsung smart home is similar. https://www.smartthings.com/products They are trying to build an international alliance for interoperable and integrated-able - but most devices are limited and inspiring and SUPER PREMIUM PRICED - I can make much more and get much more with the same money with a home smart devices with Xiaomi, even my xiaomi smart bulbs are Philips-xiaomi collab

too bad no real xiaomi support outside of China and East Europe. For years I was trying to make it a reality with partners in China but the official Xiaomi distributor here is a major hurdle (if you know what I mean) - they primarily want to sell phones to make fast money - but still they deny others in any way they can - and I don;t have enough guanxi and deep pockets to dislodge them


anyhow, I'll see if I can cajole bluguard to find out more about this ✔️Z-Wave. I had my worries with Samsung Smartthings because their products and partners are so overpriced. It would cost a fortune to make a real smart home. I could get a samsung semi smart fridge or a somehow smart tv, or maybe their overpriced lights and temp control, but that it. Samsung just doesnt seem to have the imagination or zeal for a real smart home', compared to Xiaomi's attempts and real world product spread


P.S. (added after the fact) ZigBee and Z-wave are two standards. SmartThings work with both Zigbee and Z-Wave. So maybe the Samsung Smart Lock can work inside bluguard's Z-wave

Comelit probably for access control overall? My guess is Comelit, based on what I know, would probably be the vendor for building access control
While the blugard is probably the vendor for resident (private) unit access control and smart home

I remember the sell sheet also mentioned smart maintenance fee payment for residents. Good to have a system like this. If the access doors are smart, then we could easily find which resident is not paying their dues and instantly bar them from shared facilities through door access

DO anyone remember if out S&P or sell sheet mentioned Samsung Smart Home. or just Samsung Smart Door Lock only?

Me too. But first, I need that MRT walkway. I need to do a cuti cuti MRT. If Exsim can build that sky garden over the LDP, a walkway over Jalan Sungai Buloh shouldn't be a tall order, right?

The new draft Selangor town planning confirms the park that L&G plans for the ex Sri Damansara Club. Bukit Lanjan will be more or less bye bye. Foresta and Seresta and Phase 3 and 4 also will have to say bye bye to their forests if the plan gets through without residents bantah

The plan also highlights how L&G propose to use the land by moving the high tension electric cables

P.s. After going through the city planning report apparently the hill top of Bukit Lanjan has been zoned residential from way before. The only major change of note in April 2021 around Armanee, making it a busy area. So, you only hope is to keep a watch eye to find out if there will be any unapproved hill development or sneaky revisions to it. Currently, it is zoned low density residential. Good luck to residents around Bukit Lanjan.

Sorry, haven't been visiting this forum for a while. Developer is TA Global. A subsidiary if TA Enterprise now I think as the majority owners have taken it private in 2020, from a public listed company

There is a mentioned of the MRT walkway in the S&P. But no dates on when they will deliver. But TA Global should be savvy enough to make it a priority especially with that MRT line coming online soon, and they have plans to link the new launch of their commercial mall with the MRT..BUT who knows for sure.

All I know ATIVO is scheduled to be delivered more or less at schedule (counting in 3 months government stop work order due to MCO 1.0). Haven't heard of issues with its construction and completion, should expect a Q1 2022 delivery date

This is true, that was an event years ago, the fact that the proposal remained in the latest 2020 PJ town planning plans indicates that when push comes to shove, probably the PJ council wouldn't care. Unless the political situation becomes untenable

I would opine that the Damansara Damai will have the least lobbying since the developer that will benefit from that link aren't very influential, and the development at the area is low density, and with the MRT, it would have taken off some of the justification


However, I am more bullish to the fact that at some point in time, DA will push for the link across the LDP, as DA is high density by the time it comes to fruition, and the link just makes sense given how it will help link up DUKE 2 to LDP as an alternative route. The roads that serves this proposed link also have the capacity due to the current size, the design and available space. This is when compared to the very small size of the roads for the Damanasra Damai proposed link

Who knows. If TA Global managed to lobby for a MRT station it can exploit for DA's marketing, maybe it can do too for this? I bought property at DA so I am of course bullish and hopeful
