DPC is going to be very crowded. The developer has "overhauled" their original township planning. Effectively, all the remaining space will be high density high rise residential or commercial. Even their latest high end, bungalow in the sky, offerings breaks the mold, as it is effectively "denser" than what you would expect for the price point. They're packing more units into the remaining plots at DPC, but why not, purchasers seems not to care, DPC is hot hot hot every time they launch a product, all the merrier for the developer

I am wondering how the existing road access will cope. Though links to DPC are will likely still be great, since residents at the vicinity area has plenty of alternative route options to get to KL or PJ

Launch quick quick, rush build build, sell cheap cheap no no no, nanti end up like Mammoth Empire.

DA slow slow ripe and mature nicely, richly, I like.

DA with such a above market high asking price, those who cannot afford to hold will falter. Those who hold and can afford to buy, will either belong to the group for own stay, or the group that is well-off, or the group that can hold hold hold long term, which is great for my plans to stay short to long term until the whole development matures (I'll likely have people who are well-off being my neighbors, or investors that are well-off that will pay maintenance to upkeep the place. And then when the whole development matures, like DPC nowadays, and when DA matures I probably can sell when its at a high. Apart from L&G's new "ex-clubhouse" development, DPC remaining plots, and the remainder of DS development, the vicinity is all low density mature residential, hence we can expect a ceiling on further development. With the added benefit of MRT access and 5-10 min (non-peak) access to KL and PJ proper. I think its a good long term plan to hold or to stay

All the merrier when the LDP runs its course and becomes toll free. Now we just need DA to get together commercial case and magnet to justify the location. A few international schools or anchor commercial areas would be great

DA Square and Uniqlo is a good start to aggregate more attractions

P.S> Like I mentioned a few post above, TA Global being second fiddle to its core business in investment, basically means that they're at no rush to develop property and sell to satisfy their bottom-line. I presume their game will always be wait for the right moment to sell at a high asking price. Overall, that will be great for the quality of any DA development

As shown on the papan, L&G's stated plans for the former Bandar Sri Damansara club land is to be developed into five phases. Phase 1 is a 21 storey office with ground level retails front. The remaining 4 phases are 2 serviced apartments, 1 affordable apartment and 1 hotel.

I just had a Google Earth eye view of the topography of the site, its basically an elevated strip of land shouldering the Jalan Sungai Buloh / MRT elevated track, and ground level strip of land shouldering the Persiaran ring road the, with one end (narrow, ground level) touching the exit/entry from Jalan Sungai Buloh, and the other end touching Azelia (Damansara Avenue)

What you think? where will be the placement of the phases?

The first phase is an easy guess, as it makes the most sense to put it right across the existing 8 Atrium (hopefully yhe 21 storey office block will be a tasteful one that will amp up interesting retail or commercial for Sri Damansara. Of course this strip is also best suited for the hotel since it is the closet to the MRT station and park and ride facilities that is located beside 8Atrium, L&G will probably build a walkway connecting MRT to 8 Atrium to this new strip of land for their development

I wonder which phase will go onto the elevated strip. It is big enough to fit at least 1-2 apartment blocks. I wonder if L&G will spite DA by placing the affordable housing here (beside Azelia), since naturally, their more premium launches should be nearer to their MRT connectivity.

Good news in the long run, as I think overall, L&G and DA could potentially become a dynamo in the area with these commercial launches and 2 MRT stations at close proximity circa 2021-2022. Both DA and L&G (former clubhouse) can build direct connectivity to Jalan Sungai Buloh, LDP and MRR2, and DA has some activity building the temporary 10-year DA Square (Uniqlo Flagship megastore) while they develop the northern DA Annexe commercial launches to tap into MRT. IMO, DA Square is an indictor that DA development will pick up pace, since why build a temporary structure and seal in a well-known Uniqlo as anchor, if not to create commercial buzz and selling points ahead of a planned DA Annexe launch

(BTW, the MRT covered pedestrian walkway promised, is mentioned in the Ativo S&P,) , so this, coupled with the the obvious augmenting effect of claiming "MRT connectivity" and the upcoming competition with L&G (with their own MRT connectivity), I'm pretty bullish that the DA pedestrian bridge will have to get built, soon

The current Jalan Sungai Buloh traffic jam is a direct result of the MRT works and the traffic lights at the LDP/Jalan Kepong/Jalan Sungai Buloh and Bandar Sri Damansara north cross junctions. If they sort out this cross junction, I bet the Sri Damansara LDP exit and LDP U-turn could also be alleviated to an extent

Slow but steady. Hopefully, my decision (recent) to place my hedges into the DA lot will pay off in the long run

Coupled with news like this TA Global unit operating Trump International Hotel files for bankruptcy due to closure during pandemic. TA Global will have to pivot their business back to Malaysia to do business.

The pandemic has also thrown a wrench into TA groups plans, including their ballsy move in February to take TA Global private, using cash and other terms to buyout the minority shareholders. (TAE has since applied to withdraw the takeover offer, citing the adverse impact of Covid-19 on TA Global for the financial year ending Dec 31, 2020, due to temporary suspension of operations of several hotels under the group in March and April.)

Not sure what is the 2021 positioning of TA Group. Though I've read its more about consolidating and pivoting due to the pandemic. TA Global's Dec 2020 report - TAGB - TA GLOBAL BERHAD (5158) - will be an eyeopener on the health of the business and their future plans.

I think ATIVO should be ok (pray pray pray), but I am optimistically confident, since ATIVO almost sold out, and based on the fact that construction progress in on the mark and not delayed (since I keep getting billed). Yet, I wonder how many of the buyers couldn't service their loans due to the knock on effect of the pandemic?

Updates from the share market, TA is definitely cash rich, TA enterprise is restarting it's buyback bid that was stalled by the pandemic back in February 2020. TA Global (property arm) is likely to go private. Seems like TA has a lot planned for TA Global on forth

Went to have a closer look at the former Sri Damansara Clubhouse land. Saw two high tension pylon lines running straight through the parcel of land. That's gonna significant make it difficult for the planners and the selling point for what they're developing, since Malaysians are adverse to high tension cables. I wonder how they'll do it.

P.S. looks like the elevated area within the parcel will be a no go, since its occupied by the pylons. More or less we could imagine the alignment of the possible developments within the land parcel, where the pylons and high tension cables stay where they are,

I assume one development will be adjacent to Azelia, and the others aligned on the either sides of the the high tension cables, shouldering the alignment of the high tension cables

Yes, the only record is that they're at the early stage of re-zoning or reclaiming the ex Sri Damansara clubhouse land. There will likely be a rumah mampu milik, as the project signboard has indicated that there will be one (see above).

I think it is good for us to give their fb a boost, maybe generate more ONG whistling.gif and energy there, so that there will be some interests in their upcoming developments, and they keep their next developments here in DA atas sikit type. haha. good for long term value appreciation of our investment rclxm9.gif

I also received the letter, but I reckon its just to stave off LAD claims. Don't think the delay will be up to five months, since according to their Facebook update, they've announced they already topped off months ago. It is also understandable there is delay due to the 2020 MCO.
All the while they've been on time, and always get the letters notifying I have to service more and more for my loan biggrin.gif . I reckon it is now they're at finishing off the interiors and facilities. If that's the case, I prefer they take all the time they need to make sure they keep to their quality fittings and finishing pledge.

The deals means our units are almost 80% furnished, if they cut corner just to rush it, not going to be good for us.

During their last Ativo gathering, they had announced DA Annexe should be launched around this time. But I judging by their past patterns, and the weaker market, don't think its a good time to launch. And the MRT pun belum siap. So bets are they will delay Annexe too.

Did anyone get news they're have something coming up with their old (new?) Idaman Hills low density bungalow or villa development. They've asked if I am interested

The Edge Markets MY: Three decades after listing, TA Enterprise to be delisted on March 30.

Half cup full or half cup empty? For one there will be no longer an avenue for public scrutiny - but on the other end, the company doesn't need to cater to investor demands. What does it all mean to TA Global and the developments? Freedom to strategise and grow according to vision without having to cater to instant profiteering to service investor payouts?

Yes, like I said before. Half cup empty, or half cup full? In my view, it could be painful for investors but generally ok for own stay. TA Global doesn't seem to be like the other developers. They don't need to build to survive. Perhaps that's why they always price their products on the high side. Perhaps this is their way of building an actual master plan rather than an empty husk of one mega development (Empire City, Eco city, etc.) - one sign of this is "Why would a developer build a temp structure DA Square, to tear it down later?".

It's cautious but it's a valid strategy, to make sure that all the ingredients are ripe to launch a new development at a higher price point, as well as not exposing the company to huge financial risks

All in all it is a good point for me, since I'm in this for own stay for at least 5-10 years, before I might consider retiring to somewhere else and rent it out. Hopefully, by that time the area would be mature and attractive enough to get me good tenants and good rental

P.S. I want that access to MRT to be built soon even is ANNEXE remains elusive. As for food and amenities, for the time being lucky Sri Damansara, Desa Parkcity, Kepong and the other side of the LDP Toll exists haha

I've dug around for some information on what this DA Annexe could be about, one of the most revealing and recent info can be found here. link

Basically, I really like and hope that it will eventually be like how it's described in the link (it's more and less conforms to what TA has announced - in bits and pieces - previously)

Mixed development located at Damansara Avenue, Petaling Jaya, Selangor.

Consists of :-

2 Blocks of Serviced Apartments.

1 Block of Serviced Apartment including Serviced Suite.
