Multimillionaire buy but not staying . It can be second home , holiday home , mistress home whatever . Or can we say trophee collection . MRT can be beneficial for Expats or renting on these high end condos let’s say .
Look at Tropicana Gardens KD . The MRT worked pretty well. But who make use the MRT mostly ?  Not the owners.
*
See no matter what you use that for, MRT is very important today and in the future. cool2.gif

TA Global’s Ativo Suites 80% taken up

TA Global Bhd’s two-tower Ativo Suites — the second residential development within its Damansara Avenue project in Bandar Sri Damansara — has seen a combined take-up of 80% since its launch in 3Q2017.

Tower B, which was previewed in the second to third quarter last year, is 95% sold, while Tower A, which was opened for sale during the official launch this year, is 65% sold.

“The response has been very encouraging thus far despite the soft property market and Ativo Suites’ high selling price. It is the highest benchmark in its location. We are very happy that the product is well received by the public,” says general manager Lee Yen Foong.

Damansara Avenue was first launched in 2010 and revamped when it was announced that a mass rapid transit station — part of MRT Line 2 — would be located opposite the development. The new master plan was unveiled last year.

Lee says TA Global is in the advanced stage of planning for the next phase of Damansara Avenue — Ativo Annexe, a 15-acre mixed-use development that will feature a mall, office towers, residential towers, a college, a medical centre as well as senior living apartments. It will be connected to the upcoming Sri Damansara East MRT station via a pedestrian link bridge.

none of the mrt stations is at door step...….of DA.

but I respect your decision to buy, but don't sound like this is the bestest buy of all mrt2 properties, bcos it is not.

why don't you consider Trop Gardens? already existing Chinese makan area at dataran sunway, MRT is literally at door step, shopping mall is in progress? Ikea is two stations away?
*
How can you compare DA with Tropicana Garden?? doh.gif Else people wont buy to stay in DPC lar. How about those people buying in Bangsar or Ara Damansara?

At the end, DPC and DA are considered as one connected township (just like MK and Hartamas) even thou they are located in different states. People choose to live there for some reasons (may be more greens or parks) or slightly quieter town to get a peace of mind yet not too far away from KL or PJ's CBD area.

Huh? How tropicana losses out to dpc???
There got big big bungalows public park also.....

Bangsar is different cattle of fish. Its the old money.
Ara damansara is just generic sime darby township.

Dpc quiter???? Guess you havent stay in those condos facing nkve yet.
*
Hallo, the NKVE is very far away from the condos area OK!?

Tropicana Garden just right beside the Persiaran Surian and the MRT Track. You are constantly bombarded with the traffic noise.

Oh ya...good recommendation of yours to buy the Tropicana Gardens where there is already a lady drop from the condo unit into the swimming pool.... innocent.gif

Did someone just start his longish post by the phrase "as a TRAINED SCIENTIST" blah blah?
Haha
That means therr is a lot of study and big words but the conclusions is wrong.

Of cos DPC is better than BSD. This one is not scientist talking. Its old cheapskate unkerl talking. The kind who eat chicken rice everyday.

Buy the cheaper house in a best neighbourhood, not the most expensive house in a lousier location. This one the CEO of the largest property agency in Singapore say one. I think he's not a scientist either. He iirc is  school dropout.
*
Funny, you might as well just say it's actually depending on your luck.

No matter how good is the neighborhood one day it might not the same case 20 years later. Just throw you some examples, Subang Jaya and USJ. How many people still want to live in those old houses but it's definitely one of the sought after area 30 ~ 40 years ago. There is something called "Fengshui cycle" in this world may be instead listening to this CEO you can pay and attend Joey Yap's talk on the best area for investment in the next 30 years. Singaporean might not know KL well as their country is just a small city state where lands are scarce.

This one quite obvious man.. No need such massive study . bangsar better than dpc. Dpc better than BSD. BSD better than damansara damai. Kepong better than rawang. Very clear one , choose location first mah,  don't just look at how nice or big the house is.
*
Just buy to flip you can but not everyone is buying to flip.

funny.....based on your deduction, Subang Jaya and USJ should become a ghost town now, bcos everybody will leave those 30 to 40 yrs old houses now and looking for greener pasture.

do you know that Lot15 sold more expensive than Altivo without all those so called 'freebies' threw in to attract customers?
*
Some people cannot catch the ball.. perhaps can just count the beans only.

What I am trying to imply is compared to ages ago, Subang and USJ is no longer the first choice for new home buyers. A lot of the first owners there have already migrated to Kota Kemuning, a newer township.

Well they can sell at higher price but who would like to stay in that kind of environment is still another big question mark? Even the Subang Parade, Carefour and Apartments there are quite dated now.

Common sense lor...don't think developers dare to launch so many projects in this kinda economy condition...

Most developers are not launching anything lar.. if their current projects can sell well they should be happy. biggrin.gif

DA and DPC will be linked in the future. And DPC and Segambut will be linked too.

Selling point for DA is the 1million sqft mall, MRT 2 linkage and numbers of Office towers which will spur its own rental market.

DPC and DA have their own pros & cons.

Noticed azelia has many many units for sale despite being a low dense condo.

Any reason why
*
Some prob sell or rent Azelia and purchase new condo in DPC. So far Azelia is pretty decent to stay.. no problem.

Maybe this will help with the 10 minutes out of Ativo Suites, or make it worse at the expense of Ativo Suites, as every T, D & H might use it. Looks like a public road.

Or better still, perhaps 10-15 years from now, we get this, where DPC can share BSD's traffic load, adding 10 minutes more to DPC exit time, wink*

This is the bridge someone show in their masterplan to connect DPC and DA.

saw this during old master plan back in 2010.. said need 10 yrs to realize... now 2010... nothing happen and the area is struggling.. still saying the same thing?... how many 10 yrs does TA need??? the issue with TA is they do not have the will to realize the plan even during tough times.... unlike DPC...which invested a lot during the early years even though struggling...they continue to push forward... now DPC has grown large enough and reach that critical mass to be a centre of its own and with the critical pieces fall in place (internatiational school, medical centre, commercial centre)... u can see now they r reaping the benefit... launch after launch with that kind of sales... really geng... ppl continue to chase their product all because ppl have seen the township and environment has come to life... and that continue to pull even more ppl to this place...
*
Agreed....may be the developer still sleeping..lol

If they don't build the link or bridge or new route... the traffic there will be a nightmare....

Interesting that they choose here instead of the DPC.
