that's the min price stated in the brochure alright if i remember correctly.
i got the brochure too but lazy to check it out.
but the biggest problem lies in their strategy of their launch (or rather it's our problem).
u see, when they state minimum price, they reserve the right to increase the pricing later on.
but when they launch the middle section first to gauge the response, they can still manipulate the smaller unit pricing to 'catch' the market.
pretty smart of them.
usually developer will launch the smaller units first. they are quite innovative to launch the big guns first. seldom or never you see a developer launch their penthouses first, right?
but the design is just super cool. double volume ceiling in living/dining. really cool! rclxms.gif
if i got the $$, i think i will go for it. but at 1909 sq ft, even at rm300psf, i will strugle with payment lah. way out of my budget.

Kekeke. Or in other words developers smart up after some good observation on the market.

I rmb some time ago the smaller units used to be same psf as larger units, and later on developers evolved a little as they found that
smaller units sell out much much faster in a fast moving market, so the psf price is higher for studios.

And now, like u mentioned, big guns go first like what YTL did to Capers, and the result did not dissapoint as they take advantage of
the "fog of war" for the pricing of smaller units.

i think in capers case, people buy first and think later due to mentality of if i don't grab now, i can't grab any later.

IMHO.. TA launch bigger units 1st bcos bigger units are the hardest to sell.. after that take the opportunity to raise the persquarefeet price for smaller or studio units...

I got the letter as well... problem is with the price tag and toll toll toll... plus point being freehold..

Called them.. expecting average of Rm600 / sqft..
Personally I stay in Sri Damansara.. except the stupid toll... it's definately a nice environment to live in. A very mature township indeed. The 1st residential block is just next to the clubhouse.. which to me is good.. as it's quite far away from the h/way..
If u guys hv the $$... then u can consider investing.. but then again DPC northshore still hv units for sale ( the big units costing around 1M & above.. )
So if TA price is the same.. then ppl will consider DPC vc BSD.. MAny tai kors prefers to stay in DPC actually..

Ps : bear in mind the landed ones are abt 600k & above.. so buyers hv to consider landed vs HR .. who knows with TA coming up.. will boost up the landed price here as well... thumbup.gif

I was waiting for this project for so long.
However to pay at least 50% more than a 2-storey landed for a 1,909sf condominium for the sake of 'design concept' or 'new project' or 'security' seriously need more than foresight.

the 371k to over 2 mil is from the standard brochure info,
you know the one at the bottom with license info
they need to put it there as regulations
BUT doesn't meant they cannot sell the smallest unit at 400k or more smile.gif

as mentioned, they are launching the mid-sized 1st

at rm600psf, i would benchmark this project versus glomac damansara.
and personally if prices being equal, i will bet my money on glomac due to:

TA stresses a lot on their 7-acre urban park but be careful, it is not a big 7-acre open space, but a single strip of land stretching from one corner of the site to the other end.
Looking from the brochure they are giving timber flooring on master bedroom and kitchen cabinet.

I received a letter from TA Group, inviting me to a launch of the Azelia residences on April 23, 2 weeks in advance of the soft launch on 7 May. There are 2 designs for sale, you can see on their website.
