Household Opinion Buying House in Cheras Area, es... Ulek

Anyone staying in Ulek area, the Jalan Durian 1,2,3 row? Is it worth buying the property there (single storey or 2.5 storey)..
Going over the list of houses in the Cheras area, landed property, relatively safe n quiet neighborhood, freehold, around 180k -200k. Any recommendations? If yes, state the pros n cons.

Oh very near to my house  Just be aware that that area is really really congested - in the morning all the roads out (except to Kajang/Semenyih) are clogged. Nice area to live with lots of old Chinese people. Houses are a bit dated (old-fashioned). I dont know whether you can get @ 180k-200k price or not since one Ketumbar Hill unit nearby already costs that much.

Thanks Syd. Appreciate your reply.. What about house break-ins, snatch thieves, alot o not? I find the road too narrow. And for some, the houses are not really on straight ground - one side of the road, the houses all higher than the road, but the opposite houses is lower - which is not really good fengshui. If you live here, may I know what year were the houses built? Just give 'agak-agak' la.. My question is: what about the house, does it need alot of reno work probably due to.. sewerage problem, leaking, wall too thin, etc?

It's a pretty safe area but you cant be too sure in KL  Road is narrow cause I reckon the houses were built in 1960s or 1970s. Lots of cars. I dont know about the house conditions since I live in a condo nearby. But if you're concerned about fengshui, I know nothing about that. Why not come over and ask the owners themselves.

Thanks thanks... need to do due diligence lah before committing.. I like Sg Long area but a bit far for me.
Ummm which condo u live in? Ketumbar Heights? I saw pixes but havent visited that area yet. It's too high up there and I'm afraid when Syabas dry season comes, it will be a back-breaking feat to carry water all the way up. Teehee.... I like to stay in condo but I hate the ever increasing fees which is up to the management's whim and fancy. It's like ... in debt for life.

In 2 years only one time we had to carry water up from ground floor - when they were repairing the water tank pump. A very naive reason not to buy a unit tho  It's not a nice place to stay for a long time (5-10 years) cause most occupants are renters so you wont get that 'neighbourhood' feel. Units are dirt cheap for a condo in KL (115k for 750sqf), suitable for small families and young couples. Maintenance fee is fairly cheap, slightly above RM100 per month. But you have to think about it this way - you dont have to worry about cutting grass, maintaining your lawn, paying for security, painting walls etc. It's almost the same if you own a landed house anyway. But you know what they say, a house is not a home. Home can just be a small mudhut

hmm somehow i still not very fond on houses in cheras awana... my dad bought 2 at cheras awana... yes it is still developing and there are alot bungalow and high profile townhouse but somehow for us... it is not like it is going to bring us good / high profit tho. double storey 1K sqf rental around rm 600 onli ? (from my obv.)

are you buying for own stay or renting? is the house facing the main road? how many cars can fit into the pouch? is it well maintained? (since you said that it is old one) sorry, probing you, so that you can think of the adv and disadv
