notice that the price disparity is simply absurd between lower and upper floors of the same size
furthermore, all units on 38th floor r loaded with a super premium making it more expensive even than those on (highest) 39th floor.

type D1 2066 sf #3 on 38th floor = rm1,550,000 or rm750 psf.
type D 2066 sf #6 on 1st floor = rm 960,000 or rm464 psf.
or 61% more

type A 969 sf #9 on 38th floor = rm705,000 or rm727 psf.
type A 969 sf #9 on 20th floor = rm576,000 or rm594 psf.
or 18% more

i think those units below 18th floor where the psf price is <rm580 can still be considered competitive given the dpc address.

Overwhelming response to latest condominium project at Desa ParkCity

KUALA LUMPUR: Almost 90% of the non-bumiputera units at the latest condominium project in Desa ParkCity, one of the hottest real estate in Kuala Lumpur now, have been snapped up at an average RM600 psf over the weekend. Perdana ParkCity Sdn Bhd, developer of Desa ParkCity had held a priority launch for The Westside One condominium on June 5. sweat.gif

Perdana ParkCity's group CEO Lee Liam Chye told theedgeproperty.com that it initially planned to open about half of the 338 units in the project for the priority launch but decided to open up all the units following the overwhelming response.

"We had about 2,100 registrants prior to the launch. So far, almost 90% non-bumiputera units have been taken-up," Lee said, adding that about 16% of the homebuyers were repeat Desa ParkCity buyers. Limited early bird discounts of 3% were offered during the launch, while 2% discounts were given to repeat buyers.

The units in the 40-storey tower have built-ups from 969 sq ft to 2,066 sq ft. The project on a 4.23-acre freehold tract is expected to complete by June 2013.

The strong response for The Westside One condominium has come on the heels of a spike in prices of landed homes in the township lately. According to a report on theedgeproperty.com on May 31, the 2-storey terraced Adiva Parkhomes here which were sold for RM550,000 in 2003 has recently been sold at RM1.1 million on the secondary market while 3-storey units sold for RM650,000 during launch were recently transacted at RM1.6 million.

Its gated and guarded Zenia and Amelia developments within the township, both launched in 2005, have also recorded significant increases recently. The 2-storey terraced Zenia Parkhomes were launched from RM615,000 to RM650,000 and transacted this year at RM1.4 million, while the 3-storey homes which were originally sold from RM800,000 to RM900,000 were recently transacted at between RM1.6 million and RM1.9 million.

The 473-acre Desa ParkCity township is located 13km west of Kuala Lumpur and is currently about 50% completed. Next to be launched within Desa ParkCity are signature terraced hillhomes called Casaman. The gated and guarded project comprising 147 units of 2 and 3-storey strata-titled units with built-ups from 3,100 sq ft to 4,300 sq ft will be on a 21.1-acre freehold tract.

The priority launch for Casaman is on June 26. Indicative prices for Casaman are from RM1.7 million for the 2-storey units and between RM2.1 million and RM2.9 million for the 3-storey units.

Perdana ParkCity, a member of Sarawak-based Samling Strategic Group, recently won the FIABCI Prix d'Excellence 2010 for the Residential (Low Rise) Category for its Adiva homes within Desa Parkcity. FIABCI is the acronym for the Paris-based International Real Estate Federation. The 4.5-acre freehold gated and guarded strata-titled development comprises 78 units of Parkhomes, 66 units of Courtyard terraces and 16 Courtyard apartments, which were launched in 2003 and completed in April 2006.

If you are comparing it with Northshore, I personally think Northshore is a better Condo.

I just take a lift down I can buy all the stuff from Jusco Maxvalue and the condo car park is definitely "nearer".

Look at the overall plan, there are many more condos lined up to be built around the lake (not forgetting the condos that are not surrounding the lake), the entire place is going to be a high density area, despite the fact that they promote them selves as being "spacious".

The small 2-laned roads around the entire place is waaaay to small to service the whole place. One can only imagine what its like when all the condos are built, and even with 50% capacity, the whole place is really not that nice.

It looks nice now because of all the empty lands, and unbuilt high-rise towers. Just look at the whole plan, it doesnt look comfortable to stay anymore.

Just my one cent worth of opinion on the whole place.

KUALA LUMPUR: Desa ParkCity's The Mansions@ParkCity Heights achieved an 86% take-up, representing total sales of RM480 million, during its priority sales launch last Saturday, May 14, said its developer Perdana ParkCity Sdn Bhd's group managing director Lee Liam Chye.

"We were quite surprised by the robust demand (despite the price). We had originally targeted 75% to 80% of units to be sold, and 75% is already good, now it has exceeded our expectations," he told theedgeproperty.com during the event.

The event saw some buyers picking up several units of the super-sized linked homes — with built-ups from 4,376 sq ft to 7,218 sq ft, and prices from RM2.7 million to RM7.5 million — according to Lee.

Business was brisk in the sales gallery, where the larger and pricier units dubbed types A, B, C and D were sold on a first-come first-served basis.

Lim, the managing director of a logistics company, said he was considering buying a unit for investment purposes.

Currently owning five homes in Desa ParkCity, the 51-year-old told theedgeproperty.com that he saw good returns from his current investments and was impressed by the concept of the development.

During the priority sales launch, 11 units of the cheapest homes of the lot, the 2½-storey type E homes priced at RM2.7 million to RM4.42 million, were put up for balloting which began at 10.45am.

A total 150 people registered for the balloting from 9.30am.

There were some buyers who were dissapointed over the balloting system, as they had expected all 33 units of the type E homes to be up for grabs.

Hashim, a trader, said he arrived at 8.15am only to find out that 11 units would be up for ballot that day.

"I am quite unhappy, I thought there would be 33 units. (Perdana ParkCity) said they will make up for this with a special invitation to their next project (P9), he told theedgeproperty.com.

The 38-year-old is eyeing a unit for investment purposes, as he expects good capital appreciation from the property, but will consider moving into the house in future.

Desa ParkCity resident Tan and family were also annoyed at not being told about the lower number of units up for ballot.

The family submitted their names for the ballots as they hope to upgrade to a larger home here, she told theedgeproperty.com

In response to the ballot issue, Lee explained that some of the units had been sold to Type A (largest unit) unit buyers at a discounted rate.

"Like all businesses, we have privileged customers. (In fact), 37 out of 48 units of Type A were also pre-sold.

"Many exercised that option (to buy Type E with Type A). We want to sell to everybody, but some people will be disappointed. We just cannot supply enough."

He says they will invite participants of the ballot to the launch of P9, a residential centre. "We will allocate some units to them," he said. "It's a happy problem to have. We try to be as democratic as possible," he says.

On the problem of rising traffic congestion in the area, Lee said Desa ParkCity's roads can accommodate traffic for up to 13,000 homes while only 7,500 homes were planned for this development.

"Density is not the issue. It is the solution to density that matters," he opined.

P9 is slated to launch in early August while condominium development Westside 2 is expected to launch in September, he said.

Westside 2 has been tentatively priced at over RM600 psf, he added.

Tell them to start charging parking fines during count down night, Been 2 years already, every December 31st is a Jam night.

Besides the water front are always parking Full. I think quite a huge portion of this are park by employees who work there.

I think should include some kitchen cabinet or simple wardrobe. Most likely done by Aino cos they actually JV Aino or relative own Aino, sthg like tat la.

I think DPC is quite smart this time. 550-750 psf is very reasonable for this place when all the big boy like Mahsing Icon or SPS KL eco is launching above 1k psf.

On the other hand, meaning to say DPC fair value shall stick to around 700 psf. At least for now.

But I prefer Breezeway cos beta access n environment. Got landed somemore. Anyway, still waiting for the Quaritz. Hope its around 700 psf too.

Boss, u interested??? If taikor go ahead, I can think bout it too.

the occupancy rate is rather alarming for the new highrise. i recall passing by and notice at most 5-10% occupancy rates.
but DPC is pricing it smartly. think it's a guaranteed sell-out judging by the pricing alone. they are leaving some gains to the purchasers lor.

think DPC needs to do that too because they still have plenty of land left and they can't afford to get a none sell-out in their phase else it could impact their balance land banks. unlike some which constitute multi-phases but starts selling optimum prices from phase 1 itself.

by the way, both DPC and aino belongs to samling group.

the smallest unit would command highest psf
so only average size units would be from the avergare price quoted.
if 1500sf at 650psf, still >rm975k. if higher floors, still breach RM1mil mark.

exactly. not booking to flip. suppose is for own stay. suddenly plan change n found a decent landed. buyer jus take over and bear the transfer fee charge by developer and cover me some petrol will do. 3% mean u save 20k in advance.

looks like they adver lower min price of 758k compared to previously advertise 1m.

not fully sold...i believe still have about 30% based on the 'sold' stickers...i was there yesterday for lunch and dropped by to sibuk...

the majority unsold units are the bigger units...and listing price is up-ed from previous...

the cheapest unit (without any discount) is about RM822k (saw 1 on level 13A)

small units are without the 3% discounts...bigger units comes with 3% discount but is bloody expensive...above 1mil...ranging between 1.1 to 1.3mil

the small units, balcony view not very nice at all...you'll be looking at Flora Damansara 'flat' and the LDP highway & Mountain at Sri Damansara..

the bigger units would have KL city view but you'd pay premium price...

major put off is the parking...there's a separate block of car park building to the left of it....if unlucky and got the farthest parking spot, you'd probably have to walk 100m or so to get to the lift....

going through their master plan...it seem there's a lot more projects to come...the DPC Town Centre, another condo next to Westside 2, northshore 2, and many more condo's around the lake (where the sales office is)

Are you refering to Westside 1 or 2? How many units available for Westside 2? What are the upcoming condo launches here?

I think not now at the moment.

I went Amelio once or twice a month for dinner plus tea time, always counted the lights ( facing lake ) and count and count, alwis ard 10 units with lights on. Actual occupancy, maybe Giggs taikor will noe.

I can c 10 units with lights on every nite. So maybe its for contractors. Not vely sure. Just wonder if dev allows reno at nite. hmm.gif

From my observations condo occupancy during the first year is always low. If it stays low after that then theres an issue imo

I went to check out WS 2 and it's really nice & cool. In my opinion it's less complicated and clean cut compare to WS 1 as they must have learnt their lessons not to be too ambitious in creating too many features and colors.

corleone boss, i think 750k is really worth it.. DPC address& convenience, low sqft size n good product. I expect BBB fr all units up to 1.2+mil.

700k is still within a middle income families budget.

Not launch yet target June. So you hv s lot of time to think abt it smile.gif.

Not sure abt pricing but it should be cheaper per sf price othws don't see much of a selling point here as Ws 1 & 2 are better in comparison fr a density point of view plus bigger units for those wt family or wants a bigger unit ie 2000 sq ft

My review is that WS 3 despite having more facilities, it's overall building orientation & design of the pools a bit too "messy" unlike its sister wt a clean and organized facility area. WS 3 is trying hard to put too many things in one place.

For those who prefers smaller units, I m afraid to inform you in that the facing is not very ideal to some ie evening sun. I am also suspecting its facility area is close to highways. Need a bit more study smile.gif

U quite informed abt this one.. wanna buy here?? rclxms.gif rclxms.gif Facility close to highway is a turnoff though.. i rmbr a few MK condos facility near highway mus suffer all the pollution all.. West facing is a big no no but is btr than units closer to the highway la. highway shld be facing south?

yahp, if 1000 sft 700k++ 2 bedroom then price looks ok. however it will affect those ws1&2 flippers , even nadia old condo 2 bedder people are asking 800k last year.
it does seem that the cooling measure especially DSR has forced developers to launch at saner price levels.

just checked wikimapia i think i can see the site clearing works and exact location of ws3. south is NSHW. nearest landed precinct is zenia, along jln residen utama,

I'm not an owner for either ws1 or ws2 but Fr the lights u c at nite ws1 has bout 60% occupancy by now, not sure wats the % for own stay vs rental. But so far hear no complains Fr owners bout the bad maintenance. Maybe there r owners not paying but management should take them to court in order to protect other owners.

Yup I can c lotsa flippers in breezeway and asking price is kinda kisiao liao. I think owners banking on arcadia. And it seems tat buying new props in DPC is beta than subsales soon. At least the price is justified with the preferred units given. In subsales, u hardly get wat u wan with desired price.

Yes many would be more inclined to buy new launch over subsales bcos of the usual reasons n the new factor. I think some ws1&2 buyers would be angry. I recall reading somewhere that the time when developers will always have to increase d prices of d next launch is over (one always has to add 4-5% per yr fr inflation)

yes i visited the site recently but no one has tagged the ws3 location on wikimapia although it is quite obvious.

U think will be bbb scene here? hear dpc got few more parcels for highrise.

Personally, I think having 3 series of WS dilutes it's unique selling proposition...I got tired after watching iron man 3 also and I think we may see a not so excited market, moreover with gst and others coming

60% occupancy is borderline on maintaining good management, according to an experienced building manager I spoke to, on average a building needs at least 60% paying maintenance fees, else collection wont be sufficient.

A plus point of the Westside units is the isolation, with its own park, this belongs to DBKL iinm.

I think in future DPC will hv too many condos as the land around the jogging area is planned for condos, the plot opposite Southlake is already confirmed,even the area with the other lake nearer to Safa opposite the International school will also be developed with its own business center. Its non stop development, looks like its non stop development for the years to come.

Boss the debated ws park is a future gov school.

The confirmed condo in front of southlake ll partially bloking ocp view. Ocp ll end up not the best as claimed now. Stil many projects which ll affect those existing condos. Of cos more condos mean more traffic la. Howeva, ONG place must hav jam one hor. Norm la.

if developer still have voting rights they should pay the relevant maintenance costs for upkeep of the property.
to me, it's not logical that developer doesn't pay. if the JMB/MC has been formed and developer still has 3-4 units unsold, they don't pay antrhing for the upkeep of the common proprty? when the 3-4 units are finally sold they still get their profit? doesn't make sense and rather unfair to the SPs.

Studying the entire dpc plan, easily there are at least 7 to 8 more condos coming up over the next few years, so buying to flip may not necessarily be a good idea as many would go for developer for obvious reasons. Exception goes to those wt unique selling points othws I don't see why the mass would go for sub sale. New or future condos here must hv unique selling points such as duplex, huge units or some other selling points. Just my view really.

They are not collecting cheques nor selling yet pending approval from authority. Artist impression and scale model is out for preview only and u can't buy just yet. Heard small units are allocated wt back to back car parks which may not be a favorite to many. Medium to big units are allocated et side by side or dual exit back to back Carparks. So guys u gotta think twice b4 buying smaller units.

my personal opinion worth to buy for own use if at 1000 sft 700k+ as dpc is quite special with good quality and master plan.
back to back parking not a big problem... i was expecting only 1 car park!
the actual loc although a bit tight is probably better than the "future condo project" which is just next to the NKVE.

Ya I know its for Gov school, didnt want to mention incase accidentally bring up another topic to debate tongue.gif , I heard its also on a build when theres a need basis, theres currently a new school not occupied sandwiched between the International school and chinese school, so I think the WS school will be long time coming..eventually everywhere will be jam as land get more scarce, population increase so i guess we all hv to live with it

to me, it's not logical that developer doesn't pay. if the JMB/MC has been formed and developer still has 3-4 units unsold, they don't pay antrhing for the upkeep of the common proprty? when the 3-4 units are finally sold they still get their profit? doesn't make sense and rather unfair to the SPs.

Dropped my solicitor a line. Developers are legally obliged to pay maintenance fees on units not yet sold and under their name. Based on the strata title act, all parcel proprietors must pay their dues. Hence, I take this to mean if developer still hold unsold units and are not paying their dues, MC may take legal action to recover said dues.

Road not ready due to single lane provide by the other side. It will only benefits the resident from outside to use Dpc access road. If its opened, will make the Dpc more crowded.

Many moons ago yes. But I heard a dev bot the land in the middle of the proposed access just to stop ppsb fr connecting ttdi. But afterall gov oso wont allow them to connect. LDP is a golden goose le.

Am hoping that Arcadia will be good. Then there will be less need to drive out especially for food in weekends. Tuition centers and cinema will be most welcomed

Tuition centre wont be able to survive in ARCADIA. Those existing waterfront tenant like music school, dancing school, eye level also hardly survive. Eye level already send out letter to asking opinion from the parents about moving to new location last year.

Strange...cos education business is now booming and in demand. Maybe because the children goes to isp instead...more extra curriculum activities to compete with tuitions

I have also seen good turnaround of business in waterfront. That place used to be quite dead two years ago but now it's filled with cars and people...don't really know what turned it around

Sorry maybe I didn't make my statement clear, they hardly survive is becos of high rental. Due to the high subsales price of ARCADIA, the rental will be much higher than waterfront. In order to survive/ business in arcadia, they might only be able to operate in soho/office unit instead of Ground/first floor. my2cents

You may want to check whether sales tax is imposed on furniture currently.

If there is, the sales tax will be removed. GST, at 6%, will be imposed. If sales tax rate > GST rate, mathematically, prices will be lower.

That guardhouse is the main entrance to whole of dpc . not individual precinct. That guard job is only to tabek tabek people who drive in haha.

The logic is simple. If the guard can blatantly do this in full view and broad daylight, I cannot imagine what they are doing at night. If you claim to be indisputable and the best place to live in KL, then this is looking like a joke to me.

Yes, this is a checkpoint, only will becone strict after 12 am midnight, every phase in dpc stil got their own guard house..

I blif the indi parcel guards r the most important wan. The entrance to dpc is just to make sure less td&h access to dpc fr 11pm-6am.

Anw if they check one by one u 'll start to c ppl cursing for another issue liao.

Ws2 now testing market at 800psf. Vped on April fool last mth. Ws1 not many in market. Small units at 850psf. Big ones of cos much cheaper.

Hi Pooh Pooh ,Yes. It is pet friendly. Most of new condo allow a small size pet but not allowed to use common lift with your pet, only loading lift. Hope this helps.

how's The Westside Two doing?

WS1 seriously no luxury feel for slightly luxury price. Common Area so so nia

pak hitam also got few groups, so far no issue.some South Americans & Middle-easterners also, emmm...PRCs spotted too, like to talk loudly in common area as usual

local ppl (kids) sometimes make the lift wet after swimming, parents/guardians, come on..

To those estate agents who claim you are professional especially the group - Cxxnxrstxxx Realty, yes u guys can bring in new owners or tenants can afford high rental, but quality wise, ha ha ha.. heard that one member of the Realty go and complain in the management office that other realtors for bringing in low rental tenants, lmao, from now onwards no more realtors for me

I heard tat Ws2 buyers mostly young exec oso facing cash tight prob. Lucky waive 1 yr for fee otw kena oso. Most of those young exec wanna flip nia. So I foresee some price adjustment downward soon.

And looking at the profile of people in WS2, i saw most are with families, and 3 kwai lou couples.

But about kids not drying up and putting on proper clothing after swimming is true.....hate those wet floors in coridors and in lift.

Yup boss the rental is not fantastic. Too many in market to compete each other.

Fren gotten 3.4k in the 2nd mth after vp for mid size. Now agent did share those big size 3k rental. Really 😭😭😭

Hopefully won't damage the entire dpc market too badly. And I blif it's just a short term kinda suffering.

Condo in most area not only DPC are facing downward rental pressure. Too many condo completing and not as easy to flip out nowadays, and also some owners want to wait for RPGT to lapse and dont mind pittance rental.

Having say that, the rental for landed in DPC still holding quite well as far as I know. Maybe because there is no more supply coming in and owners holding power are strong. We could be seeing a convergence of rental yields of between condo and landed in DPC. Seem like landed in DPC now enjoying best of both worlds in term of rental yield and capital appreciation now.

Boss generally the schools here so so ok la. Kaptong 3 oso bias and the haotiun there not so gd. Anw kaptong 3 is the best if u r toking bout distance wise for primary. For secondary most within 5km r malai school lo. If wan cina school hav to go further.

Hard to say boss.

if you wish yr child to be involved in immense english speaking environment yet still can learn chinese language, SJKC Puay Chai 2 Bandar Utama is the best choice given the distance to dpc. About half of the Kids there able to speak fluent English.

Puay chai if not mistaken more to SS2 area,not sure abt it, might be similar to puay chai 2 in terms of learning environment given pj address.

The 5 schools listed b4 only based on close distance from dpc within kepong area, quality wise hard to say one la boss, in terms of amount of pupils, Sjkc Desa Jaya no.1, near to 5,000 , got morning and afternoon classes

Good school is always St John and V.I. They have very good character shaping. But again it all depends on the person and how eager they want to learn.

This school I don't know, maybe could, maybe could not. Even puay chai 2 also not clean la, there are some schools included puay chai 2 involved in financial scandals, fraudulent, misuse of funds etc.

You walk into the headmaster room and tell him you want to donate 2.6 ten-thousands sure can enroll your kids.

Teachers salary in Chinese schools are generally quite low, so they get their extra income from getting their own students to attend their tuition classes, these teachers will pressure the parents, insult their kids in the classroom, calling them stupid and giving them funny names like stupid potato or something like that.

Parents who filed complaint and their kids situation in the school would get worse.

Those attend tuition classes get better treatment in school.

The school actually close one eye and allow the teachers to do that, otherwise they can't survive.

Walk into the school compound and see what cars they drive and you are wrong. Puay Chai 2 teachers doesn't need those black money.

Pc2 headmistress sucks. Yes some teachers r too bias and treated the students badly.

I think pibg is planning to replace the headmistress vely soon.

In fact some teachers with your so-called black money still can't afford a decent car, not only puay chai, sjk damansara also, worse than puay chai.

You have no idea how a parent feel if their daughter being called stupid potato in front of her classmates everyday but you can't do anything.

These so-called black monies from their tuitions classes are not something uncommon, it's just that they disappointed a lot of parents as teachers. Low income is not an excuse to use such dirty and disgraceful tactics to get more students for their tuition classes.

Yeah someone was in hot water when police report was lodged but later police kick the ball to ministry of education, then ministry of education kick the ball to somewhere else.

Onli heard of 1 fire sale in WS2. Ws1 gua talak tau. But rental jumping down 14th flr. One 1777sf Ws2 wanna rent out at 3k. Not sure rented out onot.

Howeva price psf stable. Many not willing to let go now. Waiting for rpgt free upon 6th yr.

I was told that in dpc, the maintenance charges have held steady in most developments for many years..

anyway if compare to other similar developments, I would say their rate psf is very competitive..
some others raise service charges year after year ..
