notice that the price disparity is simply absurd between lower and upper floors of the same size
furthermore, all units on 38th floor r loaded with a super premium making it more expensive even than those on (highest) 39th floor. type D1 2066 sf #3 on 38th floor = rm1,550,000 or rm750 psf. type D 2066 sf #6 on 1st floor = rm 960,000 or rm464 psf. or 61% more type A 969 sf #9 on 38th floor = rm705,000 or rm727 psf. type A 969 sf #9 on 20th floor = rm576,000 or rm594 psf. or 18% more i think those units below 18th floor where the psf price is <rm580 can still be considered competitive given the dpc address. |

Overwhelming response to latest condominium project at Desa ParkCity
By Rosalynn Poh of theedgeproperty.com Monday, 07 June 2010 08:48 KUALA LUMPUR: Almost 90% of the non-bumiputera units at the latest condominium project in Desa ParkCity, one of the hottest real estate in Kuala Lumpur now, have been snapped up at an average RM600 psf over the weekend. Perdana ParkCity Sdn Bhd, developer of Desa ParkCity had held a priority launch for The Westside One condominium on June 5. Perdana ParkCity's group CEO Lee Liam Chye told theedgeproperty.com that it initially planned to open about half of the 338 units in the project for the priority launch but decided to open up all the units following the overwhelming response. "We had about 2,100 registrants prior to the launch. So far, almost 90% non-bumiputera units have been taken-up," Lee said, adding that about 16% of the homebuyers were repeat Desa ParkCity buyers. Limited early bird discounts of 3% were offered during the launch, while 2% discounts were given to repeat buyers. The units in the 40-storey tower have built-ups from 969 sq ft to 2,066 sq ft. The project on a 4.23-acre freehold tract is expected to complete by June 2013. The strong response for The Westside One condominium has come on the heels of a spike in prices of landed homes in the township lately. According to a report on theedgeproperty.com on May 31, the 2-storey terraced Adiva Parkhomes here which were sold for RM550,000 in 2003 has recently been sold at RM1.1 million on the secondary market while 3-storey units sold for RM650,000 during launch were recently transacted at RM1.6 million. Its gated and guarded Zenia and Amelia developments within the township, both launched in 2005, have also recorded significant increases recently. The 2-storey terraced Zenia Parkhomes were launched from RM615,000 to RM650,000 and transacted this year at RM1.4 million, while the 3-storey homes which were originally sold from RM800,000 to RM900,000 were recently transacted at between RM1.6 million and RM1.9 million. The 473-acre Desa ParkCity township is located 13km west of Kuala Lumpur and is currently about 50% completed. Next to be launched within Desa ParkCity are signature terraced hillhomes called Casaman. The gated and guarded project comprising 147 units of 2 and 3-storey strata-titled units with built-ups from 3,100 sq ft to 4,300 sq ft will be on a 21.1-acre freehold tract. The priority launch for Casaman is on June 26. Indicative prices for Casaman are from RM1.7 million for the 2-storey units and between RM2.1 million and RM2.9 million for the 3-storey units. Perdana ParkCity, a member of Sarawak-based Samling Strategic Group, recently won the FIABCI Prix d'Excellence 2010 for the Residential (Low Rise) Category for its Adiva homes within Desa Parkcity. FIABCI is the acronym for the Paris-based International Real Estate Federation. The 4.5-acre freehold gated and guarded strata-titled development comprises 78 units of Parkhomes, 66 units of Courtyard terraces and 16 Courtyard apartments, which were launched in 2003 and completed in April 2006. |

If you are comparing it with Northshore, I personally think Northshore is a better Condo.
I just take a lift down I can buy all the stuff from Jusco Maxvalue and the condo car park is definitely "nearer". |

Look at the overall plan, there are many more condos lined up to be built around the lake (not forgetting the condos that are not surrounding the lake), the entire place is going to be a high density area, despite the fact that they promote them selves as being "spacious".
The small 2-laned roads around the entire place is waaaay to small to service the whole place. One can only imagine what its like when all the condos are built, and even with 50% capacity, the whole place is really not that nice. It looks nice now because of all the empty lands, and unbuilt high-rise towers. Just look at the whole plan, it doesnt look comfortable to stay anymore. Just my one cent worth of opinion on the whole place. |

"We were quite surprised by the robust demand (despite the price). We had originally targeted 75% to 80% of units to be sold, and 75% is already good, now it has exceeded our expectations," he told theedgeproperty.com during the event. The event saw some buyers picking up several units of the super-sized linked homes — with built-ups from 4,376 sq ft to 7,218 sq ft, and prices from RM2.7 million to RM7.5 million — according to Lee. Business was brisk in the sales gallery, where the larger and pricier units dubbed types A, B, C and D were sold on a first-come first-served basis. Lim, the managing director of a logistics company, said he was considering buying a unit for investment purposes. Currently owning five homes in Desa ParkCity, the 51-year-old told theedgeproperty.com that he saw good returns from his current investments and was impressed by the concept of the development. During the priority sales launch, 11 units of the cheapest homes of the lot, the 2½-storey type E homes priced at RM2.7 million to RM4.42 million, were put up for balloting which began at 10.45am. A total 150 people registered for the balloting from 9.30am. There were some buyers who were dissapointed over the balloting system, as they had expected all 33 units of the type E homes to be up for grabs. Hashim, a trader, said he arrived at 8.15am only to find out that 11 units would be up for ballot that day. "I am quite unhappy, I thought there would be 33 units. (Perdana ParkCity) said they will make up for this with a special invitation to their next project (P9), he told theedgeproperty.com. The 38-year-old is eyeing a unit for investment purposes, as he expects good capital appreciation from the property, but will consider moving into the house in future. Desa ParkCity resident Tan and family were also annoyed at not being told about the lower number of units up for ballot. The family submitted their names for the ballots as they hope to upgrade to a larger home here, she told theedgeproperty.com In response to the ballot issue, Lee explained that some of the units had been sold to Type A (largest unit) unit buyers at a discounted rate. "Like all businesses, we have privileged customers. (In fact), 37 out of 48 units of Type A were also pre-sold. "Many exercised that option (to buy Type E with Type A). We want to sell to everybody, but some people will be disappointed. We just cannot supply enough." He says they will invite participants of the ballot to the launch of P9, a residential centre. "We will allocate some units to them," he said. "It's a happy problem to have. We try to be as democratic as possible," he says. On the problem of rising traffic congestion in the area, Lee said Desa ParkCity's roads can accommodate traffic for up to 13,000 homes while only 7,500 homes were planned for this development. "Density is not the issue. It is the solution to density that matters," he opined. P9 is slated to launch in early August while condominium development Westside 2 is expected to launch in September, he said. Right density is not an issue.....
Tell them to start charging parking fines during count down night, Been 2 years already, every December 31st is a Jam night. Besides the water front are always parking Full. I think quite a huge portion of this are park by employees who work there. |
