yahp, if 1000 sft 700k++ 2 bedroom then price looks ok. however it will affect those ws1&2 flippers , even nadia old condo 2 bedder people are asking 800k last year.
it does seem that the cooling measure especially DSR has forced developers to launch at saner price levels.

Not sure abt pricing but it should be cheaper per sf price othws don't see much of a selling point here as Ws 1 & 2 are better in comparison fr a density point of view plus bigger units for those wt family or wants a bigger unit ie 2000 sq ft

My review is that WS 3 despite having more facilities, it's overall building orientation & design of the pools a bit too "messy" unlike its sister wt a clean and organized facility area. WS 3 is trying hard to put too many things in one place.

For those who prefers smaller units, I m afraid to inform you in that the facing is not very ideal to some ie evening sun. I am also suspecting its facility area is close to highways. Need a bit more study smile.gif

yes i prefer smaller units and afternoon sun is not ideal. but it's better than facing highway.!

just checked wikimapia i think i can see the site clearing works and exact location of ws3. south is NSHW. nearest landed precinct is zenia, along jln residen utama,

Yup, not only for these but Breezeway too, occupancy for WS1 is still low iinm, if too many flippers and buyers cant pay maintenance fee, there goes proper maintenance

I'm not an owner for either ws1 or ws2 but Fr the lights u c at nite ws1 has bout 60% occupancy by now, not sure wats the % for own stay vs rental. But so far hear no complains Fr owners bout the bad maintenance. Maybe there r owners not paying but management should take them to court in order to protect other owners.

Yup I can c lotsa flippers in breezeway and asking price is kinda kisiao liao. I think owners banking on arcadia. And it seems tat buying new props in DPC is beta than subsales soon. At least the price is justified with the preferred units given. In subsales, u hardly get wat u wan with desired price.

Yes many would be more inclined to buy new launch over subsales bcos of the usual reasons n the new factor. I think some ws1&2 buyers would be angry. I recall reading somewhere that the time when developers will always have to increase d prices of d next launch is over (one always has to add 4-5% per yr fr inflation)

Last month, Breezeway transacted for 900 plus...maybe because it's not as dense as WS thus more exclusive

yes i visited the site recently but no one has tagged the ws3 location on wikimapia although it is quite obvious.

U think will be bbb scene here? hear dpc got few more parcels for highrise.

Personally, I think having 3 series of WS dilutes it's unique selling proposition...I got tired after watching iron man 3 also and I think we may see a not so excited market, moreover with gst and others coming

900plus means breezeway hardly made any money...1200sf cheapesr was already 900k during launch 3 yrs ago...if memory served me right.

60% occupancy is borderline on maintaining good management, according to an experienced building manager I spoke to, on average a building needs at least 60% paying maintenance fees, else collection wont be sufficient.

A plus point of the Westside units is the isolation, with its own park, this belongs to DBKL iinm.

I think in future DPC will hv too many condos as the land around the jogging area is planned for condos, the plot opposite Southlake is already confirmed,even the area with the other lake nearer to Safa opposite the International school will also be developed with its own business center. Its non stop development, looks like its non stop development for the years to come.

maybe will be BBB. but these days even if BBB not sure if bank will reject 30% of the loan applications. end up after 3 months still have units left.

Even if you mean 60% take-up rate, i believe the developer is obliged to make good on maintenance fees for those unsold units. somebody can confirm this?

Boss the debated ws park is a future gov school.

The confirmed condo in front of southlake ll partially bloking ocp view. Ocp ll end up not the best as claimed now. Stil many projects which ll affect those existing condos. Of cos more condos mean more traffic la. Howeva, ONG place must hav jam one hor. Norm la.

I was under the impression developer still obliged to pay. does the developer still have voting rights on their combined share value of thse units still held under their name.?

if developer still have voting rights they should pay the relevant maintenance costs for upkeep of the property.
to me, it's not logical that developer doesn't pay. if the JMB/MC has been formed and developer still has 3-4 units unsold, they don't pay antrhing for the upkeep of the common proprty? when the 3-4 units are finally sold they still get their profit? doesn't make sense and rather unfair to the SPs.
