i notice not much seats around, but if there are, chances are they are empty... and you can sit down rest and stretch abit...

in malaysia... even if there are many seats, always got this particular race sit down whole day long... no buy anything wan... so irritating.

the Ministry of National Development (MND) said it's setting up a new statutory board - the Council for Estate Agencies - to implement a new regulatory framework for the real estate agency industry, so as to better safeguard consumer interest and to raise the professionalism of the industry.

The new framework will include a Code of Ethics and Professional Conduct, which estate agencies and agents must adhere to.

Unethical pressure sale tactics or using unsubstantiated information about the property market will constitute as misconduct under the Code.

Consumers who feel they have been disadvantaged or misled by estate agencies or agents can report to the CEA, after its formation.

CEA will investigate into the complaint and take disciplinary action if warranted.

in fact tomorrow, i'm going to police station to lodge report against a deal i made last month... agent & owner took 4 months of rental money while i didn't know I was getting an illegal unit. after i backed out of the deal, and since they're not returning the money... hope the law can take them down.

Wow... i think many people will be damn interested in such a scheme

if not wrong, read from somewhere previously, west malaysians can give up PR and take the CPF money back, but on the condition they cannot work anymore in the future in Singapore or West Malaysia...

i always put "negotiable" in expected salary

yup... posb/dbs always long queue.. i always lol at them when you can easily use your UOB card at the no-queue UOB ATM just next to it. Also, UOB ATM Card can be used on OCBC ATMs (if not wrong, up to 3 times per month no charge)

also the features you mentioned are very nice... really power that an ATM card can do so many things these days..

Granted it doesn't really stop the filthy rich foreigners, but i think it's quite good generally. Hope to see COVs go down as well. (10k for me is a reasonable price )

my 3 landlords were pretty good.

my first one sometimes bring me out & rest of tenants for dinner. Money-minded when utilities shoot up but generally know how to "chou-yan" la.
my second one bought some extra furniture for me to use without me asking, also let me cook, etc
my third one, i don't know much since i rented the whole unit, but she every time come collect rent will bring fruits. She also pays for small things like changing bulb, locks, etc, even though in contract its stated that below $50, tenant bears the costs.

So just as how landlords can chose who their tenants are, I guess you just need to know how to choose your landlords too

nvmind, if i manage to save up to get a HDB once the COV drops, i will rent out to a fellow malaysian at good price...

very happening wan... we can even play multiplayer or online games together.... since i just upgraded PC, i got a spare pentium dual core at home collecting dust.

but on certain days take turn to play games ok... have to take care my baby...

Police have recently solved a series case of syndicated rental scam leading to the
arrest of three subjects.
2 These criminals would deploy high-pressure techniques in rushing their victim into
renting the apartment or room and to give advance rental payments, especially when the
demands are not in accordance with market norms.

Crime Prevention Measures
3 Members of public are advised to be aware of these scams and adopt the following
measures to prevent falling prey:
· Engage reputable agents for your housing needs;
· Reduce your risk of loss by seeking agreement to pay your rent over a number of
periodic payments rather than a large sum for a year or more;
· Be wary of overly low rents being offered;
· Question the landlord on reasons why he/she is leasing the unit;
· Insist on visiting the unit. Be wary if the timings are scheduled at odd hours;
· Ascertain whether you will be renting the premises from the house owner directly or
from the chief-tenant. In the latter case, you are a sub-tenant;
· Conduct background checks by enquiring with the neighbours or current tenants to
ascertain that the people whom you are dealing with are legitimate;
· Insist to have the owner apply for approval to sublet online at the HDB portal
(www.hdb.gov.sg) when the agreement is signed and deposit is paid in compliance
with the regulation;
· Avoid giving cash payment. Leverage on electronic/online transfer or issue a cheque
so that a record can be traced; and
· When renting the entire flat, potential tenant should request to see the approval from
HDB from the owner.
4 In addition, always protect yourself with a written tenancy agreement. This helps to
avoid future conflicts between both parties. A written tenancy agreement is a document that
sets down the terms and rules between the house-owner/chief-tenant and tenant. This is a

legal contract which will be followed while the tenant lives in the rental unit. This agreement
can contain any provision that each party agrees to as long as the particular provision is
legal.
5 Those who encounter such rental scams should report the matter to the Police at the
nearest Neighbourhood Police Centre. You may also call the Police hotline at 1800 – 255
0000 or ‘999’ if urgent Police assistance is required.
