i notice not much seats around, but if there are, chances are they are empty... and you can sit down rest and stretch abit...

in malaysia... even if there are many seats, always got this particular race sit down whole day long... no buy anything wan... so irritating. blush.gif

the Ministry of National Development (MND) said it's setting up a new statutory board - the Council for Estate Agencies - to implement a new regulatory framework for the real estate agency industry, so as to better safeguard consumer interest and to raise the professionalism of the industry.

The new framework will include a Code of Ethics and Professional Conduct, which estate agencies and agents must adhere to.

Unethical pressure sale tactics or using unsubstantiated information about the property market will constitute as misconduct under the Code.

Consumers who feel they have been disadvantaged or misled by estate agencies or agents can report to the CEA, after its formation.

CEA will investigate into the complaint and take disciplinary action if warranted.


in fact tomorrow, i'm going to police station to lodge report against a deal i made last month... agent & owner took 4 months of rental money while i didn't know I was getting an illegal unit. after i backed out of the deal, and since they're not returning the money... hope the law can take them down.

If we have tenancy agreement with the landlord like this still not considered register with HDB or there's another process to go register . ? Thought the tenancy is something like government stamped ?

Hi all,

I'm going to rent a room in Singapore but I'm not really understand about the system over here.

I notice that most rentals are needed to pay for agent. I just wondering whether these agents have already registered with any authorities or not. How do I make sure that the unit that I rent is legal? How do I find legal agent?

Regarding the bond, any authorities look after the bond? For example, in Victoria, Australia is under residential tenancies bond authority.

what's the cheapest way to transfer money from singapore bank account to malaysia bank account and vice versa?
as i know online transaction from maybank to POSB charge the recipient $20.
no idea what's the easiest & cheapest way to transfer money back to account in malaysia.
experienced forumers please advise on this, thanks

The onus is on the landlord to you have name registered with HDB that he sublet to you. In addition, any legal documents to take effect when brought to the court needs to be stamped. Stamping fee is dependent on the annual rental income the landlord will collect. However, many agents/landlord will tell you that stamping is not required for rental of room and only if you rent the whole place. Its all bullshit. As soon as you have your tenancy agreement stamped, the Inland Revenue Board will within 2 weeks send a notice to the landlord for tax, this is the reason why landlords refuse to have it stamped.

All in all, play safe = rent a approved unit + tenancy agreement stamped

Worst case scenario, if HDB finds out, will the tenants be penalised as well, or only the owner?
And most likely whatever deposit paid will be burned rite?

To be honest, I don't know. All the flats I've rented so far have been unregistered and uncontracted. So it's a gentleman's agreement.

My worse come to worse argument if caught is that I'm not a tenant, but rather an old family friend living in their flat. In my opinion, there's no way for HDB to prove otherwise as there's really no tenancy documentation or contact with agents to speak of. Therefore, hopefully the only apparent offence is that the landlord does not live in the flat.

Like in malaysia, to make it recognized as "legal" by the government, you need to have it stamped by the appropriate government body, as in singapores case , HDB.

In malaysia, whenever i rent out my property, i have a tenancy agreement drafted by my lawyer and i do get it stamped from the government just to cover the legal aspects of it.

But i had a tenant once who broke the contract and worse still the buggers left me with 2 months back dated rent, a rather large unpaid electricity and water bill plus they stole all my light, fan fixtures and seriously, even the kitchen sink.

Went to the police to lodge a report but the police ask me to "close on eye", any guesses why?

They just want their cut of your cake. Most people wont bother since the government is greedy as it is and there isnt any additional benefits for the landlord to get just becoz the government made it illegal for you not to give money to them.

That's true. HDB does not contribute anything. The registration with HDB will also trigger an update of the landlord's income tax records. Need to make sure they declare the rental in their tax returns after that.
