Submit your documents and a receipt of your booking fee to check your eligibility for a bank loan before you proceed with signing a SPA. The above steps cost you nothing, better than you sign a SPA only to find out you can't qualify for a loan, for whatever reasons.
Then you waste lawyer fee for nothing. =)
