 anyone has made money from serviced apartment?, serviced apartment for investment

just curious, some people claim that it's very unlikely to make money from serviced apartment. i wonder how true could that be? anyone has any experience?

1. leasehold title
2. slightly higher utility bill, quit rent, assessment
3. not covered under housing act
the above could be some of the factors, but i guess it would not affect too much for rental or even for flipping purpose?

You can make money from serviced apartments and you can lose money from serviced apartments. End of the day, it doesnt matter if its a condo, serviced apartment or landed house, if it has good fundamentals and potential, you will make money.

But if you listen to unsubstantiated claims from people with no experience on the subject matter, then its very unlikely you will make any money no matter what you invest in.

i do invest in a services apartment in cyberjaya called domain @neocyber and it is a very good investment. yes, the water and electricity tariff is a lot higher but since the tenants are expatriates with more money, they can afford that.
i heard maytower also a good nvestment even though it is a serviced apartment.
i think it depends to the project itself.
luckily, now serviced apartment is covered under HDA, after HDA amended.

Ask those buyers who bought SA after year 2007... they had signed the standard HDA SNP... well as far as i know... i did sign biggrin.gif

There are so many buyers you can check with... Setia Walk.. Zest.. 1 Petaling.. Connaught Avenue.. etc etc..

Check with HDA website or HBA website....

Utility bills convertable to residential rate... check other SA like Viva Residency.... but case by case basis depends on developer applying on residents be half....

as for QR and assessment.. too bad.. no cure unsure.gif

a less than 400psf SA studio in city center will set you back an average of around RM1300 annually in assesment fees and around Rm150 in electricity per month.

So yes, its significantly higher..... shakehead.gif

budak_bagus, i almost invest there as well, but at the end, my parents dont really like d idea of renting my place to Nigerians students. Well i need to find a new place then =(

btw i heard from d salesguy, they want to open another one next to domain? and is there any other development in cyberjaya u could suggest for me to invest?
