[I]i just wondering some of real estate agency are "rent" the license from license holder, it is legally??

how to differentiate between registered real estate agent and license holder??

anyone of license holder wanted to rent out their license in order to set up a new real estate agency??

there are alot of "agents" out there who do not have license, but park their sales under those that have license....this can be seen if this person doesn't want to give you their name cards...

no easy way if you want to develop in this industry....and please, education is important, getting license is also a form of protecting yourself

Licesne holder refer to Principal of the real estate agency. They don't rent it as so obvious but under the agency they might make the license holder as the principal and then run by a management team.

registered real estate agent = work under a real estate agency registered with The Board of Valuers, Appraisers and Estate Agents.
License holder = person who passed the real estate examination (2 parts, if not mistaken) and fulfill all the criteria to get the license..

i want to know that once u get the license after that just rent it to a company??without working experience and just treat it as a part time income..

Normally a registered estate agent will address themselves as License R.E Agent
While the Non-licensed will address themselves as negotiator / or etc
Take up part one and part two courses from BOVEA, after 2 years, go for part 3, and you're done. No other way, you must study
This field is stressful man, competition so high

Just like some other professional industry, after you've got your paper, you've to go under probation with practical experience to qualify yourself for the license

Even without the practical the exam is so damn difficult.

12 courses if not mistaken + 2/3 years probation + interview with the board.
I once got a friend who are in the midst of getting his own license, he passed paper and already in probation for 5 years, til today he couldnt get the license cause he fail interview...

On a side note, isn't it so annoying when posters always use Smart Confident Handsome Young Man and Smart Confident Pretty Young Lady to symbolize the power of education?

Personally cannot feel it's far from the truth. The 4 years I spent studying my local degree (one of the similar institution like Inti), and feel like it's a waste of valuable years. Become more informative and more experienced at studying, but when see others who didn't finish studying and did well in life because they start earlier, become less confident.

Times are definitely changing.

Need to belajar like study dilomak and digeli.

You need to pass Part 1 and 2 of the written exam and then get 2 years experience working for a registered agent. The most difficult is to pass the Test of Professional Competence (TPC). This is an oral exam where your "networking" is much more important than "competence" - who knows you vs what you know.

I don't understand this. You mean most of the licensed REN in Msia is "no cert " one? The big boss ie Director of the group is the only one with the actual diploma/cert of REA? I thought it's a must for all sales people to be REN?

REN is different. REN is just negotiator

the property agent license is the one that u need to go thru part 1 n part 2 , assignments and interview
whole process take easily 4 years.

one E license can hire up to 30 REN

For REN you need to attend a two days training called Negotiator Certification Course and applied through a registered firm. Every E license holder could employ up to 30 REN and each registered firm location must have at least one E license holder.

Hi folks,

Are foreigners allowed to sit for the real estate agent exam? I see in the requirements that its for Malaysians and PR's only. What about Foreigners married to Malaysians and are here on a long term visa?

I saw the application for REN has a place where they ask for passport number and I presume that those who have work permit can do the REN job but what about licensing.

Any information regarding this is appreciated.

For foreigners, you can study and do exam. But in Malaysia, Real Estate license is only for Malaysian at the moment.

Starting a "new" agency is like starting any business. If you have no experience, you close shop in less than a year. Even many licenced holders with years of experienced also face the same problem.

anyway, no short cut, reason, the interviewers could be different. some are really though if they are from valuer background...

if one failed the first interview, die die must remember what questions he/she failed, because it will sure repeat for the second interview plus new questions (if any)

Can I ask is it still worth it if I start to take the course and aim for REA now?

My concern -
1. After 4-5 years, REA will over-flooded and demand for it turn lesser.
2. Interview part from the board is kind of uncertain and what basis do they incur when interview?

Im renting a E license for almost 8 years since 2012. If r good in sales, dont waste ur time studying, just get out and do sales and build a solid team then rent. it can make so much more money by doing sales rather then study. when u r in this industry, never worry about license. it everywhere as long as u can pay.

my previous 2 companies also closed shop (branches)... and with the current market condition, it will get tougher

Some novices may have sold a few units recently, unwilling to receive small portion of fees from their bosses/company and though they could perform better than old hand.

Study like college students

It used to be 1 license 20 ren
Then become 30
Now 50

So tat is the reason why suddenly license value drop

to be surprise, the price of the license is not dropping so much that what you though ....

May I know which college that you recommend for the studying. and normally its take how long to complete the whole course?

Guys, assuming one real estate agent could recruit 50 agents, assume 5k comm per agent per month & we take 30% from the comm.

So potential profit per month = 50 agents x RM5000/agent x 30% = RM75k/month

Really so good?
