Hey guys latest update that i got from Emerald west township! 

Seeking opinions from folks in this topic, recently i just got a scenery photo shot from west emerald and the only word that i can express throughout my exploration is "AMAZING"  . If you guys love the be out from the hectic city lifestyle and get close to natural environment or i would put it simple as "Flora & Fauna" - Emerald West would be the right place. Deep inside the so called 9 holes golf lies a wonderful view of scenery with it's natural lake (to my impression its just like the second tasek kenyir + hills + wild birds). Honestly, it's location is not far from city centre as i had done the survey perhaps for time being it's kinda jammed as the road upgrading process is going on. This place really have the big potential in the near future . I can't express more by words and just waiting for Emerald future annoucement. [attachmentid=2954869]

Emerald East is slightly nearer to the toll. The distance difference is not significant. Eventually Emerald East & West will be linked by a bridge. The bridge is completed but not open for public. As for the environment, both are good. However i personally find Emerald West more serene. Go take a drive and feel it for yourself.

Emerald East: Peridot Precint
Emerald West: Anggun 1 (not many unit) & Sapphire Precint

Just checked progress on site, piling work has began, near to entrance, for Type C 

depends on location and luck, many still empty, and most of them only rent out around 4k..

Thanks ltcbomd for the advice. Most probably will go this weekend just to have a look at Coral and see the progress. It seems that the stages for drains and roads already completed but not the sewerage works. Any idea on the VP?

I think at this moment the bridge cross at Plus is uses for coral owner until cassis completed & other development at the area..if not the road will damage

May be you want to consider goin there now instead of waiting for the completion. Generally, upon completion all units will have already being locked.

Emarald Gardens would have 5+1 rooms with bigger build up , where as cassis only has 3 room, small build up and best thing is located next to the high way and also biggest chicken farm in rawang, we been there, look at the house and decide to go with Emerald Gardens.

Good luck, last known price is 478k and it is also for unit which is also for left over not so good unit.

Guard house of Coral 

I'm Coris buyer. Coral's guard house is indeed disappointing!

How much does a better looking guarhouse will cost? To developer's standard, it is a peanut lah. Untung so much for what, if long term reputation gone to drain because try to save money on small little things? like guardhouse. This will only happen if buyers allow them to get away.

After reading Mah Sing M Residence forum, the person named kelvin2080 has manage to group the buyers and talk to Mah Sing.
Maybe Coral buyes can consult him how he did it. What I know about Mah Sing is, to them their reputation is very important. I have followed their property development for a very long time but I cannot say the same for Guocoland, I have not deal with them before.

Please post update when any of you do so. I like to see if Guocoland is investor friendly or investor hostile before I dump in my  $$$..

This is Amberley's concrete imprint.
IMHO the imprint motif is better than Coral's but it brings out a "dirty look"
The workmanship is below average & have rough finishing.
Owners will have hard time cleaning them in years to come

That would be grossly underpriced considering the price, MOT stamp, legal fee, & interest cost during the construction. Haha
