Hey guys latest update that i got from Emerald west township!  cool2.gif

Seeking opinions from folks in this topic, recently i just got a scenery photo shot from west emerald and the only word that i can express throughout my exploration is "AMAZING"  rclxm9.gif . If you guys love the be out from the hectic city lifestyle and get close to natural environment or i would put it simple as "Flora & Fauna" - Emerald West would be the right place. Deep inside the so called 9 holes golf lies a wonderful view of scenery with it's natural lake (to my impression its just like the second tasek kenyir + hills + wild birds). Honestly, it's location is not far from city centre as i had done the survey perhaps for time being it's kinda jammed as the road upgrading process is going on. This place really have the big potential in the near future . I can't express more by words and just waiting for Emerald future annoucement. [attachmentid=2954869]

Emerald East is slightly nearer to the toll. The distance difference is not significant. Eventually Emerald East & West will be linked by a bridge. The bridge is completed but not open for public. As for the environment, both are good. However i personally find Emerald West more serene. Go take a drive and feel it for yourself.

Based on my survey, you can find bungalows in:
Emerald East: Peridot Precint
Emerald West: Anggun 1 (not many unit) & Sapphire Precint

Price wise, check out iProperty  sweat.gif

What you mean by the bridge not open for public?! Have to use access card or got guardhouse?!
And do you know how's the Clubhouse status in Emerald West?! Been waiting for a long long time smile.gif

Another Top10 Developer move into Rawang smile.gif

"WCT will be acquiring the land via the purchase of the entire equity interest in Timor Barat Properties Sdn Bhd, which owns three parcels of land totalling 23ha.

“The acquisition is still subject to the relevant authorities' approvals. We expect the exercise to complete in three to six months. Our immediate focus would be to develop this huge piece of land,” he said.

Goh also said the company was in the midst of developing another township development in Rawang with a gross development value of RM1.5bil.

The project, comprising mainly medium to medium-high-priced properties, is set to be launched in 2014."

Thanks ltcbomd for the advice. Most probably will go this weekend just to have a look at Coral and see the progress. It seems that the stages for drains and roads already completed but not the sewerage works. Any idea on the VP?

May be you want to consider goin there now instead of waiting for the completion. Generally, upon completion all units will have already being locked.

Emarald Gardens would have 5+1 rooms with bigger build up , where as cassis only has 3 room, small build up and best thing is located next to the high way and also biggest chicken farm in rawang, we been there, look at the house and decide to go with Emerald Gardens.

Good luck, last known price is 478k and it is also for unit which is also for left over not so good unit.

cheers

Really that bad for Cassis?! I thought it sold out..
How about the Corris project?
Many people told me Corris is the best 2-storey terrace house in Emerald West at this moment, is that true?!
All sold out before launching and the final phase and released units sell even more expensive than M-Residence 22x80 superlink.

Which mean their Coral, Cassis project also just the cement surface?!

This kind of guardhouse really hard to accept it, especially the WINDOW! doh.gif
Does it cost so much to the developer if they install a better one?!
I thinks less than 1k...
All the coral owner maybe can voice out your dissatisfaction to the developer like m-residence..

Overall the guardhouse is not bad, at least in the middle of the road..
the thing they should do is change a better window..

How much does a better looking guarhouse will cost? To developer's standard, it is a peanut lah. Untung so much for what, if long term reputation gone to drain because try to save money on small little things? like guardhouse. This will only happen if buyers allow them to get away.

After reading Mah Sing M Residence forum, the person named kelvin2080 has manage to group the buyers and talk to Mah Sing.
Maybe Coral buyes can consult him how he did it. What I know about Mah Sing is, to them their reputation is very important. I have followed their property development for a very long time but I cannot say the same for Guocoland, I have not deal with them before.

Please post update when any of you do so. I like to see if Guocoland is investor friendly or investor hostile before I dump in my  sweat.gif $$$..
*
They can spend $$$ in their Emerald Gardens launching carnival include helicopter rides, Shanghai Jazz performance and a fireworks display but can't provide a better looking guardhouse to the purchaser that is so funny!!! doh.gif

This is the guardhouse shown in the brochure, as it should be (attached)

We are paying more than RM100 per household and now sharing with Coris?

This is more than important to have an good guard house with good security to ensure our safetiness. Moreover, we (Coral) might be the first who be moving in. [attachmentid=3093871]
I don't know anyone want to take their own risk with nowadays security in

Really big different compare to the actual guardhouse!!! doh.gif
From the photo you attached, the guardhouse even come with the high resolution cctv systems and air-con drool.gif

Let me guess, you will not get a respond from their web site email.

Why ?

Last time i register my self and ask them to contact me back,on the pretext for purchases, i did not reveived any call, email of what so ever untill now!!

You ask how long? let see, is more then 4 month already.

Cheers

I think they better write a formal letter and pass it to the HQ or sales office!
MS services better, reply to the purchaser after get the complaining letter on the same day.

This is Amberley's concrete imprint.
IMHO the imprint motif is better than Coral's but it brings out a "dirty look"
The workmanship is below average & have rough finishing.
Owners will have hard time cleaning them in years to come  rclxub.gif
[attachmentid=3102463][attachmentid=3102472][attachmentid=3102476][attachmentid=3102477][attachmentid=3102481][attachmentid=3102485]

Compare the above with this simple & yet "clean" design.

Any Amberley owners here if not satisfying the workmanship, just sell it to me! (the price you bought + 100k, ok drool.gif ) thumbup.gif
