I personally won't go for Lift. Lift = $$$. maintenance is a must. Why need to impose additional expenses on something we might not be using / can live without it.

Anggun 3 Semi-D indeed cost 1.25M. but i think it's a bit expensive. I could still get Anggun 2 Intermediate unit at around 1M or Anggun 1 Intermediate at around 900K.

The worst part of the housing area here is that no internet access is available. I have been moved to here for 1 year plus and no internet access. Even the TM broadband is not available. lousy area. sigh..

I am using Maxis, the line is very poor to call and receive calls at home as well.  i cant believe that such a developing areas, the basic requirement - telecommunication is so poor.

after moved in for one year plus, recently only the telekom ppl come and test our tele-wiring at home and noted that some of the houses are with poor wiring and not functioning due to workdone by developer. They claimed that the developer should ask them to test before covering the wiring.

Poor thing...
*
You mean Unifi or Streamyx? I'm using Streamyx 2MB line since year 2006 in BCH and 2011 in Emerald. For the last 1 year, TM has been promoting on 4MB line. Unifi, no news yet.

Hello all...

I have a question and hope you can help.

How much is the rental in Amethyst 3... with simple kitchenette?

Planning to let go and found one potential tenant who is only offering RM800 max... and is it easy or challenging to find tenant there? Please advise.
*
so low? aiks. last year i got offerin for 16 years old BCH 2-storey (18x60 only) for about RM 750. but of course, that is heavily renovated. Mom's house. So, not my call. haha. i think rental shud be at the region of RM 900-1200 depending on the furnishing.

Just went there today and was stuck in the 5 into 1 road for more than 30 minutes...  doh.gif

Sales person told me the EW-EE route will only be opened permanently after the new super link phase (near The Rise) completed, which according to him is around 3 years later  sweat.gif

Club house will be built on the land opposite The Rise instead of gallery.
*
what time you go there? Traffic jam is everywhere and therefore need to pre-plan the journey. I seldom get caught in 5-in-1 road cos i plan the time. EW-EE is open currently but partially (1-lane / direction) and according to allocated time.

Weekday:
7am-9am from EW --> EE only.
5pm-7pm from EE --> EW only.
Other time / day = Closed.

Currently for the broadband, I am using 8MB Streamyx with HyppTV. Quite good for surfing the net. Stayed at the very old phase of Emerald West.
*
i'm using 4MB Streamyx. Doesn't want to upgrade to 8MB. is 8MB stable?

Went there few times, in between 2pm to 5pm Saturday and Sunday. Every time also extremely jam due to the bottleneck. The traffic light to turn into AEON/ EW also very short (like ~10 seconds only each time) which adds up to the jam  sweat.gif
*
Sat and Sun should have contra flow around that time. The traffic light at AEON has Sensor. when there is gap between car, the light will turn red. many driver not aware of that and tend to slowly move the car. but if all the car is moving wihtout gap, the green light is quite long actually. in fact, most of the traffic light towards EW are equipped with Sensor.

Oh, I didn't notice the sensor. Yeah it had contra flow that time but still very jam when I was there. Probably the sensor need some tuning.
*
haha... too many ppl went there for Avengers + Fast & Furious 7. Anyway, it's good sign that crowd is getting more there. If u stayed in Emerald, you won't get stuck in 5-in-1 jam.

Why say so? If I need to go out/come back outside of the 1 lane link open time, I still need to go in via the AEON traffic light. Any news for the road improvement in front of AEON?
*
cos you will be familiar with the environment and able to avoid the said jam. 2: most amenities are there especially when Anggun City open. so, you won't need to travel to town or other place to get your common errand done. personally, i seldom travel out during the weekend after AEON open. 3. The link between EE-EW will open in future. most likely you will benefit from that. 4. in the event there is major traffic jam (standstill), you still can use LATAR to exit at Kundang to get to Emerald. smile.gif

Most of the time I have to move in and out due to work. It'll really benefit all EW residents greatly if the road in front of AEON can be improved soon.
*
hmm.... right... but that improvement plan in not yet started. so, expect 2-3 years time to complete. for EW-EE link, it will be open soon. but how soon? I'm not sure. rclxms.gif

Any other access to EW besides EE-EW link, Jusco-EW, BCH-EW?
*
Nope. it's 3 access, linking EW like what you'd mentioned. But to get to KL, you will have several option. It's the matter of extra distance and Toll.

EW-EE link will only opened after at least 3 years according to developer.

that is according to developer which i personally think might not be trustworthy source. Potentially, if all the residents in surrounding write letter to MB Gan, perhaps that link will open for public sooner since it's partial open now.

The current link will be closed when the real EW-EE link open. The current link is too narrow and steep to be opened public so it only serves as a temporary link to ease traffic during on/off work time. The so called real EW-EE link is not accessible now because there's a construction plan under the same developer (new phase for super-link houses). That's why they told me at least 3 years to wait for the completion of that phase.

The EW-EE link is still owned by the developer so I think it's still up to them to decide whether to open or not.
*
sorry i'm confused. EW-EE link i mention is the bridge that completed years ago. perhaps you're right, need to wait 3 years.

My RA updated the neighbourhood that EE-EW Link is open during Weekend between 1pm-7pm to ease influx traffic to AEON. It is one-way direction. So, only from EE to EW is allow during that time.

Oh really? that's good to hear  rclxms.gif

should extend it throughout Sat night cos sometimes going for late movie on Sat night can be quite a nightmare if didn't anticipate the traffic.
*
I think there is a reason why not open during nighttime. Potentially it's too dark and could pose hazard to driver. I think midnight late movie not much issue. Should be less traffic around 10-11pm.

I was there from EW to EE and another car was heading from EE. I didn't see any notice at the EW entrance, one way is not so convenient.  yawn.gif
*
I think there is no Notice. It was notify by a Councillor. Just take note on the Direction to avoid any mishap. EE-EW.
