my husband just went to the sales office yesterday coz to get update on the CF for ivory phase 3..he did asked about the chicken farm to the SA..she said that the chicken farm is still operating and so far the developer don't have any plan on the chicken farm since it's a private property...

BeanCounter,

Like you said opportunity to "express".. the question is when? after those lot buyers have purchased the lots, they are not going to start immediately. so the potential scenario is like this..Lot 1 and 3 have completely built their "dream" house. Lot no2 still vacant lets say for 2 years etc... and become bushes and mini zoo or else just remain vacant.. get it?
all housing estates shared their own set of problem, be it links, SMds, bungalows or own built bungalows.
you think if you buy ready made bungalows from developer, it will be "problem-free"?

the key question of buying any properties is still is "buying the right property" at the right location.
the rest.....no eye see lioa lah.......

in life, there are many things you can't choose, your date of birth, your surname, your parents and your neigbours.....

if i got money, I will certainly build my own abode. worry about other things later.

In my personal opinion, thats is probably why Guocoland only price Cosis slightly higher than Coral, considering the larger land size, 20x75 as opposed to 20x70, and also with their early bird discount some more is probably a good deal as a whole, downside is offcourse the chicken farm, but when the area become more developed, that piece of land for chicken farm will be valuable piece of land, and who knows... they might want to sell that land for other development, I know this is wishful thinking for now... but who knows in the long term, there are so many chicken farms in so many places when it is less develop, but most will eventually relocate when the area become more develop, they are probably waiting for a feasible time to convert the land into residential /commercial for development and move their chicken farm elsewhere, question is when will the opportunity cost be worth it for them to move, right? If you are the owner of the chicken farm and receive a good offer, will you sell the land and relocate the chicken farms away from the developed area and get another piece of cheap land somewhere else? afterall only we humans look for prime/developed area to live and benefits from the amenities, chicken don't icon_rolleyes.gif

personally, if potential buyer is worried about the chicken farm and have deeper pocket, then you might want to wait for the next phase in the coming months, but that will definitely be at a higher price, considering without the chicken farm factor, and Jusco, schools, road upgrades will be completed or almost completing in the coming months, alternatively, considering a subsale in this area is probably a good idea also (most houses in Emerald enclave is still new) smile.gif

However if budget is a concern, then you might want to see what you can get in the market for this price and make your decision sooner rather than later. For the Cosis project as a whole, considering the launching time, price, surrounding etc, it might not be the cup of tea for some people, but overall it is probably still a BBB for the market, if from what bro bklim8 said is right that 1/3 has sold out already for their phase 1 (2 days ago, considering they only put up "open for registration" banners 3/4 days ago (probably the time they started taking booking), you might want to consider buy or not buy soonest possible, if you are already buying, why not buy earlier with those early birds discount right? later when everyone already bought then you only realize it as a good buy when not much unit left, the early birds will not be waiting for you anymore or the price is higher, or it might be too late to even get a unit for Cosis already. my sincere advice... not asking you to buy or not buy, just sooner rather than later friend icon_rolleyes.gif

heheheh, contrary, the 'things Later' part is what I worry about. Maybe i'm the type of person who don't like to gamble when buying a house/lot.. I keep thinking all the possibilities especially the bad ones.

The new phase only left 11 units and price after discount would be RM 388,000. I guess few months later the 2nd phase will start testing the 400k level which will put it at par with the property price in Kajang/Klang.

One thing about most emerald 2 Storey terrace is that the car porch + backyard take up too much space (30' to 35' of space and approx 40% of the land area) leaving a rather small living space of 20' x 40' or 22' x 40'. I guess this is the developer's tactic to keep the cost low...

I would much rather to have additional 10' build up by sacrificing the backyard and carporch. Extending front and back could easily cost a bomb @ RM 40k++ i reckon...

Uyxor,

Are you a purchaser of any unit in emerald west yet? I have not go to the site office to look at the new phase, but is the built up smaller than Coral?

If i remember correctly, it is 20' x 75'. For the extra 20k you get additional 100 square feet at the car porch, haha. Phase 2 & 3 coming soon, lets see how is the price like rolleyes.gif
