All the corruption so no money to build. I understand that the road expansion all the way from Templer's Park to Taman Tasik Puteri was approved even during Samy Vellu's time but all the money was pocketed so no road expansion.

When BCH was first opened for sale like 21/22 years ago (I think Phase 1 ds linked-houses opened for booking in 1991/2) the developer told prospective buyers about the road expansion so many people bought on that premise. My friend who bought a linked-house in Phase 1 and has been staying since 93/94 told me he's still waiting for the expansion from BCH to Rawang town LOL.

A whole generation has been brought up during that time span and have left BCH while many older folks have passed away waiting. The jam causes the property prices in BCH to go up very slowly. Do you all agree or are there other factors like crime but then in Malaysia crime is everywhere unless you stay next door to the PM.

yes.... tooooooooooo many thing promised and failed to deliver. that's why developer of BCH is not moving or expanding. they're stagnant or could say, no news. i moved to BCH in year 96 and there are lots of promise of road widening. but that never happen. now only they widen the road. it will takes at least 1 or 2 years to get it complete. also, there is no work been start on the Bridge (crossing PLUS Highway) widening. imagine, bottle neck on the Bridge. that's waht happen everyday now. smile.gif

yea man. btw, Anggun is booming up. EW, i'm not too sure. i misjudge on Anggun when they launch in 2007. i still remember the price was 420K for a semi-d unit. looks good and i like it. but that time, congestion is really terrible and i wanted to get out from there. there was no jusco or chinese school that time. but i made a mistake cos as of today, the subsale price was 850K which is 100% from initial selling price. HBL is much better than guocoland. i went to EW sale numerous time during their launch which include cassis, amberley, coris and etc. none of the design attract me. Garden does attract me but with that amount, i would prefer Anggun 2 semi-D. smile.gif HBL is developing the side Anggun. That area is coming up but the only thing obstructing now is the Road expansion. i do wish the road expansion can complete fast. FYI, the road widening at the toll started in 2010 and we are going into 2013 soon. imagine, 3 years to get it complete for the overhead bridge at toll area. i can't imagine how long will they take to widen the road from Toll - BT.Puteri. pray hard. hehe.

A person can earn RM1million a month and feel very unhappy or live a very unhealthy life. Another earns RM5k a month but has time to exercise and go for nice holidays around the region. I find that one does not need to holiday in Europe to be happy bcs you would need RM20k for 2 people to holiday well in Europe for a week. For less than RM5k you can have a very enjoyable hol in Thailand or Indonesia for a week. Right? Come to think of it the rat race is not worth our health and our life.

not only inefficient, the road get damaged frequent and it cause massive jam in certain day from Toll (Traffic Light) all the way to Emerald Sales Gallery. Do u believe that? it's true. takes about 40 mins to get out from Emerald Sales Gallery to Toll.

Green light of the Traffic light at Toll is not functioning. sometimes, the car just kept waiting and waiting cos no sign of GREEN light. only RED light available. That is darn dangerous. this is the direction from KE heading into TOLL. rclxub.gif

+1 bro. we cna't judge all Africans. i encountered a good Africans. they are student and they rent my condo for 1 year before i sell out. very very prompt and they even msg / call me to inform me whenever they bank in the rental. +1 to them.

CF = check with Developer cos they usually have 1. otherwise, they cannot give u Key.
Cukai Tanah = u can check with developer. correct if i'm wrong. If it's under master title, developer has to pay for it. so, developer has a copy of it. once the title transferred to you, it is individual title and you can check it from Land Office (Pejabat Tanah & Galian Selangor).

- 15% RPGT (1st and 2nd year) / 10% RPGT (3rd, 4th and 5th year)
- Loan Penalty (Hopefully you don't have 1)
- 3% Agent Fees based on selling price (you can save this by selling on your own which could take up some time cos buyer nowadays prefer to deal with Agent).

after minus all that, u still get 120K? that's very good yield.

yes, u can. provided Valuer able to match 490K of resale price. on top of that, to re-finance you need a brand new Loan Agreement which mean additional Cost for Loan Agreement.

refer to moonmoon1985. besides, it depend on the Valuation as well. If bank value is at RM 450K, u only can get 90% of RM 450K which is, RM 405K. take note you need to draft new Loan Agreement for refinance on top of your Penalty (if there is Lock-in period for ur currrent loan).

actually i have 2 contractor contact. 1 having time management issue but good worksmanship and another 1 have after-reno quality issue but can complete the whole reno fast. i used both before. not dare to recommend. smile.gif

i shared the same sentiment with u. i almost shift out from rawang due to empty promises by the local YB and BCH developer. but when i look at the traffic in KL, i better suffer alone rather than letting my family suffer the jam. then, i decided to stay put cos Emerald Chinese school and AEON Anggun. smile.gif

Luxury car should wait for the right time. As long as you've a decent car that won't break down it should be fine.

yes, the private hospital in rawang town is almost done. i think finalizing and touch up only. AM Bank in BCH has expanded from 1 single lot in year 96 to corner lot now. i'm anticipating anggun city. it will booom up.

btw, flyover is almost done. now rarely jam after working hours cos the flyover is partially open and contra flow is activated. but the road from Toll to BTP should be expanded asap. i could feel the jam during the weekend from Petronas into Anggun traffic light junction. on top of that, lots of CUT Q. AEON anggun is full during the weekend. i guess the McDonald, Starbucks and TGV does make a difference. smile.gif

KE benefited from all this. The lake and 9-hole golf course a bit turning off for me. Hopefully something can be done to make it like... DPC concept. biggrin.gif

wow... good news. but is the clubhouse confirm? i remember i checked out KE-East last time in year 2005 and there is a plan of clubhouse. but the plan abandone. not sure why. maybe not much resident or demand. hope this will be true.

btw, zero-lot bungalow is in the midst of clearing now. i checked out 10 minutes ago when i show my son his new school. smile.gif

It's a status symbol for DPC people to rear exotic and rare dogs. One evening my friend and I came across a dog,all orange looking like a lion. yes. at 1 point i really like DPC. when they launch back in 2004/2005, i can only dream about it. price back then was around half a mill. but now it cost 7 digit and in my opinion, it's too expensive for average joe like me. smile.gif yea, i spotted the dog is having better life there. but the guard in DPC is very good. i got to know a friend staying there. he forgot to lock his gate when he leave to work. ended up the dog loiter around. the guard guide the dog back to the house and call up the owner. not bad. smile.gif

yes, i like the lake in KE. but dislike the color of the lake, Murky brown yellowish color. haha. smile.gif i do hope something could be done there. i don't mind to spend my time jog there. biggrin.gif in my opinion, police patrol should be enforce there as well. as we all aware of our country's security and safety issue. smile.gif

DPC is indeed admirable. I should have bought the first phase (same with Bandar Utama. The standard house was about RM180k then. I thought expensive but it was standard 22x75. My friend bought. now worth over 1million).

The neighbour's cat liked to poo in my garden so we throw orange/lemon skin around and he stopped coming (cats don't like the smell of citrus). They look for earth bcs they must cover their poo with earth (there's a story behind this but I wonder if there's any logic in it haha). Anyway,it's better to take care of your parents if they're still around than to become a slave to dogs. Taking care of a baby is even better bcs they will grow up and take care of us in our old age. The big dogs can at least guard the house. Those toy/miniature ones are exactly like babies. Let other people be suckers if they want to. Why do I want to pick up dog's poo? But then dogs are perfect companions to the blind.

The developer charge the buyers of DPC so much bcs of the landscaping but the prop owners have to share the lake (water there is clean bcs they had cleaned up the lake so KE must do the same. The water is quite clear) and the jogging tracks with the public. I think it's bcs management earns from parking and the businesses there can't survive if the public are not allowed in. Even the grocery at Top Value (also owned by Aeon) are more expensive than goods sold at Aeon. I hope KE can try to emulate DPC to a certain extent.

talking about guard, mine even funnier. i was watching tv and i did not close my wooden door. it was 12.15am and it's windy that night. this guard who patrol my street came to me and ask me to close the wooden door. i asked him, why need to close wooden door? he answered, "sudah pukul 12. kena tutup pintu.". i asked him, "siapa suruh?" and he answered, "boss saya". i calmly replied to him, "kalau tak ade orang, you tekan loceng dan suruh kita tutup. kalau u nampak ade orang tengah tengok tv, tak payah tutup.". he look blur and say, ok before move on to his station. but overall not bad cos i remember my alarm triggered middle of the night twice and 2 guards came over to check out. btw, i totally agreed with u. i dislike cat cos they puke when they fight. on top of that they simple breed around till the extend delivery kitten on top of the ceiling. the sound really annoying. but nevertheless, it's everyone's choice to rear any pet. i prefer dog but dog need bigger responsibility. therefore i'm shifting to sugar glider. smile.gif

yes, that's why i'm curious why DPC lake is cleaner than KE Lake. i think KE really need to improvise of it's current murky lake. btw, any one play golf at KE? short golfing session?

yes. glider cost RM 250 per piece. case <RM150. i think total spend would be around 500-800. my kids has been bugging me for puppy. then switch to rabbit. kept on telling me to get rabbit. but i reluctant due to the poop and wee wee which is troublesome and smelly. i prefer glider cos it's small and area needed to rear it is small. smile.gif nope. they won't fly away. they only glide from high area to low area. but u have to spend time with them so that the glider could recognize the smell. smile.gif

hmm... i was hoping for a Driving Range in KE. wanna practise also cannot. anyway, besides Kundang and Templer, Bandar Tasik Puteri has golf course. my clients who are the ahmo usually play there. smile.gif

yes agreed. road expansion is the big hoo haa ever since i move to BCH in end of 95. up until today, only the Flyover at toll is almost done. road expansion between toll to BTP is not even started. well... have to be extra extra patient. smile.gif

i don't think guocoland will be able to make changes on the Water pressure. It's same concept as, you bought 1.3cc Myvi and later lodge complain to Perodua about lack of power. Need them to increase the power. tongue.gif sorry... just comparison. smile.gif
