You are correct to say with 3 sides open. The question is what happen to the 4th side? In most development I have seen, the 4th side is always the back of the house. They build the house all the way to the edge of the fence. There is no land at the back. I have seen one development whereby the back touches the back of the other house. The developer call it something like cluster-bungalow.

I have received their feedback. They said the design already approved by the authority.  Pertaining on picture in brochure, they said not exactly what we will get, subject to change. So easy the answer, like im a primary school student.

My view is if u showed us BMW, dun give us Proton Saga. Honda still ok right?

I am 100% with you. This is outright deceiving. This is the most stupid and pathetic answer I have ever heard. So they are saying that they can give you a house without toilet... because everything in the brochure is subject to change.

Anyway, there are ways for you to voice unhappiness.

Make sure you keep an original brochure as proof. If you have any other publication / announcement, keep them. Gather a group of owners and send a new petition. Before this, do some home work and consult a lawyer. I am not a lawyer but I believe you have a very strong case. Guocoland has to show prove that they have indeed submitted the original design ( as per the brochure) for approval. They have show prove that the authority reject this design and that is why they have to come out with the alternate design. They have to show proof why the original design has to be changed and so on... you can demand answers ...sometime you need to play hard-ball.

If they still give you that stupid answer, then you file complaint to the housing tribunal. You need a big group of people .. the more the merrier. You can do this even after the VP. This is because there is some 5% ( if I am not mistaken) retain with the lawyer. The money can only be released to the developer after you sign the final acceptance. So if you can gather a big group of people...5% is a lot of money to the developer.

But I do hope the developer can redo the window and make it better looking. It is good for their reputation ..after all, it is loose change for them only...make RM 9 million profit last quarter 2012.

Guocoland does not understand there is HUGE different in building a HOUSE and a HOME. From the way they replied, you can feel they are "cold-blooded". To them, they just build houses and make as much money as possible. The rest is your own "pasar'. What a shame !!

The buyers are looking for a HOME. They have invested their hard earned money into this developer. To some of them , this may be the only property they will ever buy. The developers have the social and moral responsibilities to deliver the best they could. It is not just a sales & purchase contract of a property It is also a social contract.

What makes DPC great is the developer has the heart to make everything the best. They paid great attention to even the smallest detail. As an example, they allow outsiders to bring their dogs around the lake. They erected many stations around the lake , providing free plastic bags to be used to pick up the poo-poo. ( dog's shit).

Emerald Rawang is indeed happening, and geared for further development as well. it won't go wrong to invest in this development~ cool2.gif  thumbup.gif  icon_rolleyes.gif  rclxm9.gif  wink.gif

Yes, a lot of things are happening but not 100% sure it won't go wrong, especially after seeing the 'pondok guardhouse' for Coral.

Based on my own experience below, the fastest way is via NSE & DUKE way.
You can also go via the toll free road via Selayang, if not in rush.

Have anyone take this route in the morning during peak hour ?

Rawang to sg buloh toll itself during peak hrs easily takes you 45mins. The best way is to try it yourself. It depends on your destination. I m not sure how long it would take to kl. Maybe 2hrs?

Woh..so bad. Hopefully the road expansion / flyover at the Rawang toll helps.

Why this thread suddenly  yawn.gif ...?

My recent visit to EW sales gallery 2 weeks a go:

1) EG unit left 2 intermediate units of Type C and B each (bank loan rejected cases). Type A intermediate all sold out only left several corner unit facing afternoon sun. Price from 1.35 mil
2) Amberly guard house design ready for submission to MPS but SA could not produce when ask to view  hmm.gif
3) EG's guard house will be in the middle of the only access road with manual  boom (but SA said can easily be changed to access card/auto gate by RA)
4) EG's perimeter fence will be similar like Ivory (the nearest phase just adjacent to sales gallery  blush.gif
5) EG's construction works progressing well with one row of Type B already reaching 1st floor works. Foundation of several row of Type C and A already complete rclxms.gif
6) Impressive view from the actual unit on construction now which is facing ex-golf course and undulating hills  drool.gif
7) Zero lot bungalow next to Amberly on the hill will start at 1.5 mil and tentative launch date is Q1 2013
8) Landscaping around EW is improving a lot from my last visit  rclxms.gif
9) Main access road from EW to Aeon Rawang nearing completion. One side of the 2 lanes completed already  rclxms.gif

Peace!
