Guocoland does not understand there is HUGE different in building a HOUSE and a HOME. From the way they replied, you can feel they are "cold-blooded". To them, they just build houses and make as much money as possible. The rest is your own "pasar'. What a shame !!

The buyers are looking for a HOME. They have invested their hard earned money into this developer. To some of them , this may be the only property they will ever buy. The developers have the social and moral responsibilities to deliver the best they could. It is not just a sales & purchase contract of a property It is also a social contract.

What makes DPC great is the developer has the heart to make everything the best. They paid great attention to even the smallest detail. As an example, they allow outsiders to bring their dogs around the lake. They erected many stations around the lake , providing free plastic bags to be used to pick up the poo-poo. ( dog's shit).

Anyway, there are ways for you to voice unhappiness.

Make sure you keep an original brochure as proof. If you have any other publication / announcement, keep them. Gather a group of owners and send a new petition. Before this, do some home work and consult a lawyer. I am not a lawyer but I believe you have a very strong case.  Guocoland has to show prove that they have indeed submitted the original design ( as per the brochure) for approval. They have show prove that the authority reject this design and that is why they have to come out with the alternate design. They have to show proof why the original design has to be changed and so on... you can demand answers ...sometime you need to play hard-ball.

If they still give you that stupid answer, then you file complaint to the housing tribunal. You need a big group of people .. the more the merrier. You can do this even after the VP. This is because there is some 5% ( if I am not mistaken) retain with the lawyer. The money can only be released to the developer after you sign the final acceptance.  So if you can gather a big group of people...5% is a lot of money to the developer.

But I do hope the developer can redo the window and make it better looking.  It is good for their reputation ..after all, it is loose change for them only...make RM 9 million profit last quarter 2012.

Totally agreed... i hope Coral & Corris owner can establish 1 group to bring up this issue to the developer management. If we just send email to their customer service, we will getting the same stupid answer again & again from Public Relation Department. I believe someone has to initiate something.

It wouldn't cost too much to build the nicer looking guardhouse.
I really don't understand Guocoland.
They are willing to have their name smeared just because they want to save a couple thousand of $ on Coral's guardhouse.
I guess for them the few thousand ringgit is more important than their reputation

Now come to think about it, how i wish they don't have a grand launch for Emerald Gardens. Those money spent on Shanghai Jazz, Drum Symphony, helicopter ride, fireworks, free flowing buffet, mini bike ride & etc could have been allocated for a grand guarhouse & better security infrastructure for EG.
What is the use of having a grand launching but delivers a substandard facilities?

Thats quite true. The size of guard doesn't really impact much on cost saving. The money spend on fireworks should be more than enough to build a good guard house...haha

well said, all the current buyer and home owner would be dazzled once they get to know their guard house and fencing are of the chikai type.....

Go go go vmad.gif Home owner deserve better, if you compare to the older development in Emerald, those houses cost as little as 150k but bet their guard house is better then this....

Now 2012, more then 300k, getting a smaller and wors guard house???

Is the cost really so high? but then the developer had already factor all the price increase into all house buyer?

yea man. btw, Anggun is booming up. EW, i'm not too sure. i misjudge on Anggun when they launch in 2007. i still remember the price was 420K for a semi-d unit. looks good and i like it. but that time, congestion is really terrible and i wanted to get out from there. there was no jusco or chinese school that time. but i made a mistake cos as of today, the subsale price was 850K which is 100% from initial selling price. HBL is much better than guocoland. i went to EW sale numerous time during their launch which include cassis, amberley, coris and etc. none of the design attract me. Garden does attract me but with that amount, i would prefer Anggun 2 semi-D. smile.gif HBL is developing the side Anggun. That area is coming up but the only thing obstructing now is the Road expansion. i do wish the road expansion can complete fast. FYI, the road widening at the toll started in 2010 and we are going into 2013 soon. imagine, 3 years to get it complete for the overhead bridge at toll area. i can't imagine how long will they take to widen the road from Toll - BT.Puteri. pray hard. hehe.

Anggun 2 semi-d ... Nice design. Emerald - design normal only, but more space and trees. M-residence - modern and nice, but, location not good enough. Hard to chose ... Right?

GuocoLand Malaysia appoints new MD

KUALA LUMPUR (Oct 22): Tan Sri Quek Leng Chan's property developer GuocoLand (M) Bhd has appointed Tan Lee Koon as its new managing director, taking over from Yeow Wai Siaw who resigned “to pursue other career opportunity”.

Tan, 38, who was appointed the company’s head of marketing & sales in 2012, was previously general manager of Hume Roofing Products Sdn Bhd in 2011, according to an Oct 22 filing. Between 2008 and 2011, Tan was business development manager of HONG LEONG INDUSTRIES BHD.
According to the same filing, Tan has no family relation with any director or major shareholder of the company, and is not currently a director at any listed company.

Quek is chairman of Guocoland Malaysia, which was formerly known as Hong Leong Properties Bhd.

Yeow, 47, joined the group in June 2010, according to the company’s website.
