Grand Saga owned by the major shareholder of Taliworks, a listed company.

A "not so expansive" mid-term solution to traffic congestion at Sg Long would be opening up an access to Silk highway, towards Balakong. Unfortunately, it seems like non of the ADUN or counciller is following up.

The MRT track should be running along dual-carriageway Persiaran Damai Perdana. The road is wide enough to accommodate the MRT line above. Beside, there are internal service road seperating the terrace houses/town houses/shops with Persiaran Damai Perdana. Don't think there is a need to acquire any house in Damai Perdana.

Good View Height is located at Kajang, not Sg. Long. There suppose to be 2 additional access from Kajang Bypass. Those who are coming from KL should use these access

As far as I know, this highway have the following interchange:

1.) UIAM interchange
2.) Ukay perdana interchange
3.) Ampang interchange
4.) Hulu Langat interchange
5.) Bandar Mahkota Cheras interchange
6.) Sungai Long interchange

Please look at the purpose of KLORR highway - "In addition KLORR connects Kajang to Hulu Langat via the SILK Highway."

Sg Long interchange should be the SILK highway interchange. Sg. Long folks could either drive up to SILK to use KLORR or enter via BMC.

This was history. Now Roads into Sg Long/BMC : Silk (from Balakong & Semenyih), Cheras-Kajang Highway (BMC/Hussein Onn entrance and Sg. Long entrance)
Roads out of Sg. Long/BMC - Silk (only Semenyih direction), Cheras - Kajang highway (BMC/Hussein Onn and Sg. Long)

The only one missing is slip to road to SILK highway (Balakong bound), which should have been done during construction of SILK highway.

Putrajaya-Kajang-semenyih stretch is making money, few users for the hilly and expensive semenyih-sg long stretch, high volume balakong stretch is free. How to make money with this type of configuration?

Yes, red line is flyover. Green line should be quite easy to build, but have to alter the current slip road from semenyih.

As long as someone compensate SILK, don't think this is an issue.

To arrange a U-turn before toll is easy. Since vehicle speed is slow, about 2 lane width on both side is sufficient for non-heavy vehicles to U-turn. This has been done even at smaller toll like puchong barat (from puchong to USJ/putra height).

Bukit Sg Long is on left hand side of the road to Semenyih, it won't be cheap as a flyover is required

Rich men in Bkt Sg Long may also object on access road as privacy should be a concern for them

Let forget about small taman, there are four BANDAR in Southern Cheras ie Bandar Sg Long, Bandar Mahkota Cheras, Bandar Damai Perdana and Bandar Tun Hussein Onn.

Sg Long is the only Bandar has golf club somemore it is a only golf club endorsed by the legendary Jack Nicklaus.

In term of road condition and light at night, Sg Long is far better than BDP & BTHO, slightly better than BMC.
In term of commercial activity, BMC is better than BDP, Sg Long and BTHO.

For Chinese school, only BDP has it, Sg Long only have a 90% complete but not sure when can open SRJK (C ),  neither BMC & BTTHO  has it.

I personally think UTAR is a selling point besides the above, never underestimate the purchasing power of 10,000 strong varsity students, property value for both commercial and residential property sure go up.

This is 3 storey terrace, not 2 storey. 1 mil price tag is ok for 3 storey terrace with 3250 ft2.
