don't think that there is much good / famous food in Sg Long. Alljust normal coffee shop style only. Don't have famous 'Big Fry" also.

Properties in Sg Long don't advertise much cos existing buyers all rich enough to sapu for their children..

Traffic Lights are the Killer. Just look at Jln Kepong, so many Traffic Lights within a short span of ride.

Last time, Jalan Cheras also got Traffic Light at Taman Segar. After Traffic Lights was removed and Flyover was build, traffic improved but now bad jam due to MRT Works

SHL is old skool developer, sell houses not lifestyle

Just brick and mortar house, with small 'playground' or jogging park and fountain

They claim that this keeps the cost low which is most important to the buyers.

The above was told to me by their external sales staff

lets see how SHL does with Goodview Heights. At around 200+ acres, its about same size as Tropicana Heights

It could be their Game Changer, just like how Setia Alam and Setia Eco Park transformed SP Setia from a Housing Developer to a Township Developer

Even for Tropicana Heights, the access roads is shared by all the Developer such as TH, Nadayu, etc

Only for GLC will the Govt build an access road.

To Developer, the cost should only be about RMXX per square feet of road

To SILK, the cost is RMXXXX per square feet of road

When someone else is paying, the cost will be inflated. This is the real problem

Sg Long has been traditionally the higher class segment of South Cheras.

These ppl prefer a quieter environment and they were happy the way Sg Long was before UTAR

After UTAR came, the traffic jam followed but UTAR is still tolerated cos perhaps majority of students are Chinese. If they were Nikka, am sure the residents would be more unhappy

Of course, those who bought aoartments / condo for investment is another matter but long term residents in Sg Long would not mind UTAR going away.

This is one I gather from the older residents there

Hmm, got Golf Club

Next Tamam got AEON - Mahkota Cheras and Cheras Selatan

Within 5 to 10 min from your house u can get

1) Banks
2) Various Hawker Food
3) Pasar Malam

Its quite quiet at night, no pubs to disturb the night

Heard from UTAR ppl from Engineering Dept that the school got serious problem due to deviations from approved building plans.

Sorting out with Local Council else cannot get CCC. Opening in Jan 2015 is almost impossible.
