Good news for Sg Long residences, the proposed alternative access road through Bsl been approved by certain authority, expected will be ready to use within this year.. Bur still, the residence have to pay Rm1 for toll to use that road.. But assure a smoother driving experience..

from sg long to kajang, or u-turn at Twin palm's heading to balakong/ the mines need to pay rm 1.

from the mines back to sg long not need to pay thumbup.gif

There are quite a number of development plan inside Sg long, but most of them have yet to start materializing.. Sometimes it's kind of doubt whether it's true or just another hoohaaa promises.. We will see..

I refer to to Chinese primary school, alternative access road, and Mrt project.. Personally don't think there are commercial development inside Sg long for time being.. Nearest should be C180.. Looks promising.. Phoenix plaza bought over by ML developer looks good too..

Sg Long properties easily increased value minimum 150k over past 10 months. I mean for Double Storey house. For those ppl who bought Desa Budiman, Taming Mutiara 1, and other DS such as Palm Walk, SL 2,3,4,6,7, Taman Ikhlas really laugh all the way to bank. As there are many encouraging news coming in Sg Long.

Metro Homes director See Kok Loong says the market in Bandar Sungai Long has been seeing price increases of about 20% to 30% in the past one year. One of the reasons for the price hike is that Bandar Sungai Long is located in Cheras, a mature township with key public amenities.
See says the average property prices in the area will rise further as more gated and guarded developments come up here.

“[There are] limited landed properties available in Cheras … [those] closer to the city, like in Taman Segar, have higher values — about RM2 million for a semidee. [The] proposed MRT line is expected to have a station in Cheras, which is positive for the residents and real estate here.”
With the supply of landed homes running out in Cheras, new residential developments are coming up in Bandar Sungai Long, which is on the fringes of the township and where land is still available.
Improving Bandar Sungai Long’s accessibility is the 37km Kajang SILK Highway, which is connected to other major highways.

More developers, says See, will be developing in Bandar Sungai Long, Kajang and Semenyih as land here costs less than in areas closer to the Kuala Lumpur city centre. There are also large tracts of more than 200 acres here that are suitable for township developments, he adds.

There is actually one road in btween BSL and Taming Indah, initially the road is planed to connect to SILK, but i think havent got agreement from SILK. Once the road been connected, and a U-turn right before the toll been done as per mentioned earlier time by town council, then it would be great for those stay in Taming Indah and BSL.

Also BUY BUY BUY mode.. The agent call me several times and offer vry attractive price.. I was thinking of accept the deal too.. Eventually i rejected it as every where also relatively high in value.. After I take into consideration if Sjkc completed, i dont hv to consider the issue send my kid to the school miles away.. Save lots of hassle.. They also told me the demand in Sg Long properties are much sought after since last year..

Yes, the existing development and the future development sound very promising.

Even if it is not translated into short term property price appreciation, it is definitely an UPGRADE.

Starting to like this place more.

Guys,

Just found out the current interest rate from ocbc housing loan is 6.6 % -2.4 = 4.2%...im planning to get a hse in sungai long 4(2nd hand house) and im telling the price there is going up crazily...make your move fast ...

I got the 2 storey semi-D unit (Areca phase). There are still some remaining 2 storey semi-D units if you are interested. Which unit are you planning to get?

Plan B is to get a SD coz will move in with bf in 2 yrs time. I know there's a new SD lauch called Maya. will pay a visit to Bukit Sg Long too. they soon will launch future development after BSL 5 superlink terrace, SD i hope. will check both out.

Good luck in your house hunting. If you are looking at G&G projects, you may also pay a visit to Jadehills by Gamuda, at Kajang. It is also another nice project. In fact, Twin Palms address is in Kajang as well.
