Just moved to Sg Long nearly a month.. Usually I take Sg Long exit to !id Valley. 7.05am get going from house, 7.40am reached mid vally.. Enjoy staying there.. Such a good environment compare to my previous stay in Damai Perdana, the pum and traffic light is killing me when on the way out to work from DP. Where Sg Long way better, except have pay tolls. But worth it!!!

Love it till the max!! The air over the night so cool as if I stay in Cameron Highland! I could keep my door open over the day without worrying break in.. The whole environment was peaceful! A place that I call home!

FYI, regarding on the new road access to Ampang. Not sure it's a good news, check it out..

It's haven't good for service, perhaps another 1 or 2 years time.

For time being, you have to access all the way through Taman Rakan, and pass thru new 3S Honda service centre, once you reached the T junction at the end of the road, turn right. Then lean in left, you will reach Balakong town.

680k before vped!! That's crazy deal, cannot imagine what's the price range after CF. Perhaps maybe 780k?? Those ppl who bought Desa Budiman really good foresight have really great foresight! Brave enough to invest such a remote location, now they all laugh all the way to bank!!

New highway route connect Bandar Sg Long to Ampang and lead to Genting Highland, for those ppls like me who work in Ampang area, this is indeed a good news, no need to go through Sg Long exit to Grand saga highway, save the journey time stuck in Cheras MRR2 jam hotspot.

This project will kick start very soon as the wikipedia article mention.

Together with Utar relocation back to Sg Long, it will be lot more happening later on. For those want to invest condo nearby, better act fast before too late^^

I agree with you..most generation Y are attracted to stay within the city (more happening and chic lifestyle). To those who are ready to settle down and plan to get married and have a son, I believe their attitude will be drawn to a landed property.

However, at that time, even landed house at Semenyih will be priced at RM 500k (double storey terrace). The development trend toward south has gradually take into shape, houses in Kajang been on the rise trend since few years back, take Jelok Impian, Bayu Sekamat, and The Grove Ttdi as example, all these project sell like hot cake.. Somemore with the scarcity of land within Klang valley, developers are focus either hind end condo with bunch of value added facilities or emphasis on community, gated and guarded superlink house, semi ds.. So on.. eventually one will fortunate enough to own a landed house.. However, if you don't mind the distant, SP Setia just acquired a huge chunk of 1000acre land in beranang. Plan to build a community same like their wildly success Setia alam master plan.. Then Semenyih will consider strategic:D

Haha.. Paiseh.. out of topic blush.gif Imagine even main stream developer come into Satay town, such as Mahsing, TTDI, Sp Setia, Dijaya, Malton, Mitraland, you name it... Thats why Sg Long residential seeing a fairly good upside trend, not to forget there is a huge chunk of land stretching from Mahkota entrance to Sg Long entrance, and its located right beside grand saga highway, with future MRT station at newly stop operation Bt11 toll, this big piece of land can be very potential catalyst leverage, if certain party can plan well on the infrastructure of it, along with etp program MRT ready say in 6 years time, 2017, Sg long will transform from an estate to establish higher scale residential address, especially recent developer particularly focus on high value project to be built in the area. Perhaps maybe there is a nice masterplan with status elevated golf club, and personally I like the whole pieceful environment so much thumbup.gif . Only thing Sg Long doesn't seems to attract Malays and Indian like Kajang does, I see this area mainly dominate by Chinese residential. Remember years back when the landed properties weren't as expensive like current market, my choice is on the edge between Mahkota n Sg Long, luckily I've chosen the latter, no regret tongue.gif tongue.gif

There are pros and cons living right next to rock hill, pros is country side living experience, wake up by bird chirping sound. Cons, Psycological pressure on potential hazard occur as there are future developments on top of the hill, despite all the potential natural isues, the houses will still sells like hot cake, as i drove by every weekend, can see many visitor at the showroom, i hv been there v my family, frankly, i like grab one too.. But no more bullet;)

Rental should be attractive as utar pj will relocate to sg long. Current market rate for freehold scot pine 1700sf ranging from 1500 to 2000 depends on furnish.. IMHO, vestable:)

This place ideally is for own stay, or long run investment portfolio.. Rental income for ds always far behind compare to condo especially in sg long i reckon.. IMHO, only utar student support the rental business on residency here, most ppls will buy the prop instead of rent a ds house when they able to fork out montly rental same as installment.. DS in sg long have a big room in terms value appreciation.. Can see steadily increase 10 to 15% every year.. SRJK C Sg Long will be the catalyst for appreciation since Sg Long dominated by chinese majority.. Many rich folks live in this area.. Too bad im not one of them,-)

Even smaller...A small family can still fit in nicely. SL6 DS 20 x 67 is selling 238k two years back on 2010. Continue to rise for Sg Long properties in future??

Investment?Assume loan size is 300k, monthly installment 1400, Double storey house around rent out around 1000, no passove income. Unless you have holding power wait for apprecoation few years down the road when the primary chinese school ready.. Better let those who in need for a cheaper shelter for family smile.gif

Subsale range from 400k to 500k. Depends on how owner desperate want to sell.. However, unlikely to get a motivate seller as most of them grab hard and wait for appreciation. Not sure about new Palmwalk price.

Moved in to Sg Long landed since 2011, most landed house here has converted to gated and guarded concept, the roads and grass are well maintain. For now, im a happy Sg Long residence. The peaceful living experience will definitely outweight the traffic issue.
