what make Sg Long property shooting high...new launching easily reached RM500k

mostly the surroundings lor....

Bandar Mahkota Cheras which is neighbor to Sg. Long are the one making Sg. Long house prices higher n higher.

More over BMC has Jusco opening this coming 28th.

Is this launching price high in today's 2010 context?
Sg Long is freehold after all.
Can you find another new launch with a similar specs, especially location that is better value?

you can find lots of "auction house" too esp those b'glow & semi-d beside the golf course.

You can still find a lot of dsl from 200-300k in Sg.Long but those houses are from the old developement. Now all the new launches in Sg.Long are towards the highend market such as taming mutiara, bukit sg.long, wira heights, Admiral parks etc.

I hv been hunting for a ds house in Sg Long since last year June, i can see now major Sg Long landed property price shooting up like hell, for instant, SL 6 (67 x 20) is only RM230k last year April and now already at least RM330k for basic unit!! Luckily i got one there in Taman Ikhlas,Sg Long (22 x 75) DS, price already increased from 250k to 350k, god bless ive made a fast decision last year.. otherwise i need to pay 100k variance!! pheww...

Yeah I agree that Sg Long is picking up rapidly recently. It is a potential area especially when government announce 2 MRT stations will be in that area. Personally, I like Twin Palms, the best. rclxms.gif

Seriously naleh33? Ive heard about the there MRT around Sg Long area, but have no idea where exactly the location, mind share some information?

Btw, i think this spot will have good potential to grow too, as there has huge yet to develop place here.. somemore it's just so centralize of Kajang balakong silk highway, as well as Cheras grand saga highway (attraction of Twin Palm, Jade Hill, BSL, Mahkota, Sg Long, Taming Mutiara and others new development surrounding Cheras Kajang Corridor) .. Just not sure will be future development is residential or commercial.. Anyone have an insight??

I do not think is in Sg Long area but near to it like Taman Cuepacs. I do hope that area will be fully developed to its potential. Lands are getting scarce. blush.gif

MRT? Maybe 20yrs lagi lah. LRT entension pun sudah 10yrs++ only just started build hehe

Perhaps maybe.. Nowadays KL folks buying properties like goreng pisang, especially any new development within so call "Propose MRT" 2km radius, every one try hard to go for it!! Till the property price sky rocketing every part of Klang Valley.. Even Kajang area, my friend bought one in Kajang, Jelok Impian for less than 210k now already rose to RM350k... Somemore is so far away from KL.. Thanks to "Proposed MRT" plan.. Now properties price now are sky high.. and normal working group of ppl still struggling for their home sweet home..

It's a very good information on the MRT station, but it's located not exactly inside Bandar Tun Hussein Onn, but on the big piece of zero development land of Bandar Mahkota (right after the Sg Long 90 cent toll), some says PJ Development will have new project in Cheras South.

Development on 20.6 acres of freehold land will consists of 3 blocks of serviced-apartments, 2 blocks of shop-offices with various entertainment areas, retail complexes and restaurants all located within court yards and green open spaces. I like Twin Palm so much also! Somehow I always associated Twin Palm as cheaper version of Dpc, clubhouse, layout, grand entrance s well.. My dad considering Twin Palm and Bukit Sg Long.. Any comments?

The new MRT stations should surely enhance the traffic situation in Bandar Hussien Onn, Mahkota Cheras, Sungai Loong and etc.

And with the new commercial development in surrounding like C180, Jaya Juscos and other new commercial centers, the amenities and facilities and convenience would be enhanced.

And being located between the Kuala Lumpur City Center and Klang Valley South, the location is considered pretty strategic.

However the accessibility of the area is rather restricted with limited link to Grand Saga highway(access to the north), SILK highway(access to the south), Langat river. Little money spent for the bridges over the Langat river would be a huge upgrade for this location and accessibility greatly enhanced. With the MRT stations in place, it is hoped that it would be of great relief of the current traffic congestion.

Future development in Land fronting Grand Saga highway could also be catalyst for future house price surge.

I see your point, thanks GuanHo, as my dad said, Cheras south has huge growing potential since there has big chunk of virgin land fronting of grand saga highway, can see it'll be future catalyst of Cheras south. We prefer new concept bungalow by taming mutiara but concern on the limited accessibilty from inside Sg long, that's why now consider Bsl or Tp? Twin Palm was really great!! Resort living experience.. But now the amenities was so so limited.

Pro and cons,

In terms growing potential, superb!!

I like Twin Palms environment. As you said like resort living environment. Their recent launch of Maya is fetching at a minimum price of 1.3 million.
